Position Overview
The Facilities Services division is dedicated to supporting the mission of learning and innovation by managing and maintaining the physical infrastructure. This full-time role within the Facilities Services division is responsible for overseeing the personnel and resources that deliver on-site HVAC repair and maintenance services for designated systems and buildings. The HVAC Supervisor is tasked with planning, directing, and supervising all work activities of lead workers and maintenance technicians, adhering to a structured daily and seasonal maintenance plan.

Key Responsibilities
50% - Management of HVAC Systems
  • Effectively allocate staff, materials, and service resources to align with campus priorities, ensuring HVAC system reliability across the campus.
  • Assist in managing the campus Building Automation System (BAS) related to HVAC operations.
  • Support Preventive Maintenance initiatives to minimize reactive maintenance.
  • Guarantee HVAC system reliability by developing and executing a comprehensive maintenance plan, including repair and replacement of units in accordance with institutional standards.
  • Directly supervise senior technicians and associated support staff.
  • Ensure adherence to industry best practices regarding maintenance, safety, and installation of HVAC equipment.
20% - Administrative Oversight
  • Oversee necessary cost accounting, time reporting, work order management, and procurement activities to ensure accurate data is available for informed decision-making.
10% - Project Oversight
  • Review and provide feedback on new project proposals and documentation from engineering teams to ensure compliance with industry best practices for efficiency and reliability.
  • Coordinate and supervise minor HVAC modification projects, including replacements, refurbishments, and new installations.
10% - Communication and Collaboration
  • Engage with customers, staff, and university leadership regarding HVAC systems, ensuring that stakeholders are informed of activities impacting their operations.
5% - Human Resource Management
  • Oversee and manage all new hire and termination processes for the unit.
5% - Additional Duties
  • Perform other related responsibilities as assigned.
Position Requirements
  1. Ability to reach, grasp, lift, carry, and place moderately heavy loads frequently, and heavy loads occasionally (up to 50 lbs) with or without accommodation.
  2. Capability to work at heights, in confined spaces, and in extreme temperatures, both indoors and outdoors.
  3. Willingness to report to work during inclement weather.
  4. Availability to respond to after-hours emergencies as necessary.
  5. Flexibility to work planned and unplanned overtime as required.
  6. Proficiency in entering work order information and performing electronic communications as needed.
  7. Possession of a valid driver's license at the time of hire and maintenance of that license throughout employment.
Required Qualifications
  1. High School diploma or GED equivalency.
  2. Five (5) years of experience in HVAC maintenance work, with an Associate's degree or vocational certification substituting for two years of experience.
  3. Three (3) years of experience in a supervisory or lead role within HVAC.
  4. Demonstrated experience with HVAC building automation systems.
  5. Valid driver's license required at the time of hire and must be maintained throughout employment.
  6. Experience with MS Office applications, including Outlook and Excel.
Preferred Qualifications
  1. Experience managing HVAC building automation systems, preferably Johnson Controls Metasys.
  2. Familiarity with Computerized Maintenance Management Systems (CMMS), preferably IBM Maximo.
  3. Knowledge of safety protocols and occupational hazards within the trades.
  4. Experience in a large university or multi-building maintenance operation.
  5. Background in plumbing, sheet metal, and/or electrical trades.
