The HVAC Supervisor is tasked with planning, directing, and supervising all operational activities, guiding maintenance technicians, and ensuring adherence to a structured maintenance schedule.
Key Responsibilities
50% - Management of HVAC Systems
- Efficiently allocate staff, materials, and services to prioritize campus HVAC system reliability.
- Assist in managing the campus Building Automation System (BAS) as it pertains to HVAC.
- Support preventive maintenance efforts to minimize reactive maintenance needs.
- Ensure HVAC system reliability through the development and execution of ongoing maintenance plans, repairs, and replacements in line with institutional standards.
- Directly supervise senior technicians and relevant support staff.
- Ensure compliance with industry standards for maintenance, safety, and installation of HVAC systems.
Manage cost accounting, time reporting, work order management, and procurement activities to ensure the availability of critical data for informed decision-making.
10% - Project Oversight
- Review and provide feedback on new project proposals and documentation from engineering teams to ensure adherence to best practices for efficiency and reliability.
- Coordinate and oversee minor HVAC modification projects, including replacements and new installations.
Engage with customers, staff, and university leadership regarding HVAC system activities, ensuring stakeholders are informed of operations that may affect them.
5% - Personnel Management
Oversee all new hire and termination processes for the unit.
5% - Additional Duties
Perform other related responsibilities as assigned.
Position Requirements
- Ability to lift and carry moderately heavy loads frequently, and heavy loads occasionally (up to 50 lbs) with or without accommodation.
- Capability to work at heights, in confined spaces, and in extreme temperatures.
- Availability to report to work during adverse weather conditions.
- Willingness to respond to after-hours emergencies as necessary.
- Flexibility to work planned and unplanned overtime as required.
- Proficiency in digital work order entry and electronic communication.
- Possession of a valid driver's license at the time of hire, with maintenance of that license throughout employment.
- High School diploma or GED equivalent.
- Five years of experience in HVAC maintenance. An associate's degree or vocational certification may substitute for two years of experience.
- Three years of experience in a supervisory or lead role within HVAC.
- Demonstrated experience with HVAC building automation systems.
- Valid driver's license at the time of hire, with ongoing maintenance of that license.
- Experience with MS Office applications, including Outlook and Excel.
- Experience managing HVAC building automation systems, preferably Johnson Controls Metasys.
- Familiarity with Computerized Maintenance Management Systems (CMMS), ideally IBM Maximo.
- Knowledge of safety protocols and occupational hazards in the trades.
- Experience in a large university or multi-building maintenance operation.
- Background in plumbing, sheet metal, or electrical trades.
