Key Responsibilities:
The Maintenance Technician II is responsible for maintaining the cleanliness, orderliness, and safety of the buildings and grounds. This role includes ensuring that the facilities are in good repair by performing the following tasks:

  • Conduct minor and routine painting, plumbing, janitorial tasks, and general upkeep of appliances as needed.
  • Ensure timely and appropriate handling of all repairs.
  • Initiate, execute, and oversee maintenance projects up to $300; projects exceeding this amount require prior management approval.
  • Collaborate with the Community Manager to anticipate maintenance needs.
  • Maintain the grounds by picking up litter and ensuring that breezeways, sidewalks, and outdoor areas are free of debris. Responsibilities may include landscaping tasks such as raking, shoveling, pruning, and repairing fences or walls.
  • Oversee the maintenance of sidewalks and parking areas, including necessary painting of lines and stencils.
  • Prepare and clean vacant apartments to ensure they are ready for new tenants within a 5-10 day timeframe.
  • Schedule and conduct pre-move out inspections, accurately estimating repair costs for residents.
  • Regularly check smoke detectors, change appliance filters, and perform other inspections as required.
  • Order supplies and purchase tools and equipment with supervisor approval; maintain a clean and organized storeroom/shop.
  • Complete maintenance requests and work orders within 3-5 working days, updating the Property Maintenance Log daily.
  • Conduct regular preventative maintenance inspections of all units.
  • Report safety-related issues and lease violations to the Community Manager.
  • Respond promptly to after-hours calls and perform necessary repairs.
  • Carry out additional duties as assigned.

Qualifications and Physical Requirements:
To excel in this role, candidates must meet the following qualifications:

Education and Experience:
3-5 years of relevant experience or an equivalent combination of experience in trades such as electrical, plumbing, and painting. An Associate degree (A.A.) is preferred, or a comparable combination of education, training, and experience.

Certifications and Licenses:
A valid Driver's License and insurance are required.

Language Skills:
Ability to read and interpret safety rules, operating instructions, and maintenance manuals. Capable of writing routine reports and communicating effectively with groups.

Mathematical Skills:
Proficiency in basic arithmetic operations including addition, subtraction, multiplication, and division using whole numbers, fractions, and decimals.

Reasoning Ability:
Ability to problem-solve and manage a variety of situations with limited standardization. Capable of interpreting various instructions in written, oral, diagram, or schedule form.

Physical Demands:
The physical demands required for this position include regular walking, using hands for handling, reaching, climbing, stooping, kneeling, crouching, and talking or hearing. The employee must frequently stand and occasionally sit. Regular lifting and/or moving of 50-75 pounds is required, with occasional lifting of more than 100 pounds. The ability to use a hand truck for moving appliances is necessary.

Tool Requirement:
Employees in this Maintenance position are required to provide their own tools necessary for performing maintenance tasks at work sites. A list of required tools must be obtained within 60 days of employment.
