Key Responsibilities:
The Maintenance Technician II is responsible for maintaining the cleanliness, orderliness, and safety of the buildings and grounds. This role involves ensuring that all facilities are in good repair through various maintenance tasks, including:
- Performing minor and routine tasks such as painting, plumbing, janitorial work, and appliance maintenance.
- Ensuring timely and appropriate handling of all repair requests.
- Initiating and overseeing maintenance projects with budgetary limits.
- Collaborating with the Community Manager to address anticipated maintenance needs.
- Maintaining the grounds by clearing debris and performing landscaping tasks.
- Cleaning and preparing vacant units for new tenants within a specified timeframe.
- Conducting inspections and reporting on maintenance needs.
- Regularly checking safety equipment and performing necessary inspections.
- Managing inventory and requisitioning supplies as needed.
- Completing maintenance requests and work orders promptly.
- Performing preventative maintenance inspections on all units.
- Responding to after-hours maintenance calls as required.
Qualifications:
To excel in this role, candidates should possess the following:
- 3-5 years of relevant experience in trades such as electrical, plumbing, or painting, or an equivalent combination of education and experience.
- A valid Driver's License and insurance.
- Strong communication skills, both written and verbal.
- Basic mathematical skills for calculations related to maintenance tasks.
- Problem-solving abilities and the capacity to interpret various forms of instructions.
Physical Requirements:
The physical demands of this position include:
- Regular walking, using hands for various tasks, reaching, climbing, and maintaining balance.
- Occasional sitting and frequent standing.
- Ability to lift and move items weighing 50-75 pounds, with occasional lifting of more than 100 pounds.
- Using tools and equipment safely and effectively.
Tool Requirements:
Employees in this maintenance role are expected to provide their own tools necessary for performing job functions. A list of required tools must be obtained within the first 60 days of employment.
