Job Overview

The HVAC Service Specialist III plays a vital role in ensuring an exceptional customer experience while managing cost and expense efficiency. This position is integral to the Property Management team, responsible for inspecting, diagnosing, and repairing HVAC systems within our residential properties. Additional maintenance and repair tasks may be required as necessary.

Key Responsibilities:

  • Quickly evaluate service requests and determine the necessary actions to resolve issues while delivering outstanding customer service and representing Progress Residential positively.
  • Conduct both scheduled and emergency preventative maintenance, inspections, and service requests, which may include:
    • Electrical, plumbing, and HVAC systems
    • Appliances
    • Water irrigation systems
    • Structural elements such as stairs, gates, fences, and patios
    • Flooring materials including tile and carpet
    • Roofing and gutter systems
    • Lighting fixtures and ceiling fans
    • Fireplaces and gas installations
    • Doors, cabinets, windows, and locks
    • Leak repairs
    • Drywall and painting tasks
    • Pool areas and associated equipment
    • Other service areas as required.
  • Diagnose and troubleshoot complex issues, repairing or replacing defective components in HVAC systems.
  • Report significant repairs or replacements before incurring any costs.
  • Maintain awareness of property conditions and take immediate action to rectify any safety hazards.
  • Adhere to company policies and all applicable state and federal regulations (including Lead Based Paint, ADA, Fair Housing, HAZCOM Program OSHA, etc.).
  • Ensure compliance with workplace safety standards and practices.
  • Complete service requests in a timely and professional manner.
  • Maintain consistent attendance and punctuality.
  • Perform other duties as assigned.

Qualifications:

  • High school diploma or equivalent required.
  • A minimum of 5 years of experience in general maintenance and service (including painting, plumbing, carpentry, electrical work, drywall repair, etc.).
  • Preferred: Technical College or Trade Program with HVAC Certification.
  • EPA Certification required.
  • At least 5 years of experience in routine maintenance, cleaning, inspection, and repair of HVAC systems and related components.
  • Experience with various residential appliance repairs preferred.
  • Ability to maintain, inspect, diagnose, and repair advanced issues in household appliances preferred.
  • Required tools: Employees must possess their own basic tools necessary for residential service work.
  • Reliable transportation is essential for transporting materials required for job functions.
  • Valid driver's license in the working state is mandatory.
  • Availability for on-call service, including weekends and evenings as needed.
  • Preferred: Previous experience in the single-family or multi-family rental industry.
  • Ability to work effectively under pressure and meet tight deadlines.
  • Strong interpersonal skills for interacting with residents and vendors professionally.
  • Excellent organizational and communication skills.
  • Physical requirements include the ability to sit, stand, climb stairs, and lift up to 50 pounds regularly.
  • Knowledge of relevant laws and EPA and OSHA regulations is essential.
  • Proficiency in Microsoft Office and familiarity with handheld devices (e.g., smartphones, tablets) is preferred.
  • Demonstrated honesty, ethics, and confidentiality in all business dealings.
