Job Overview

Position Summary

The Mortgage Financing Advisor plays a crucial role in cultivating and expanding profitable residential lending connections. This position is tasked with the origination and pre-qualification of mortgage loans, ensuring that objectives are achieved while adhering to all relevant policies and procedures, and addressing customer requirements.

Key Responsibilities

  • Originate self-sourced mortgage loans alongside those referred by Unity Bank's network.
  • Evaluate the financial situations of potential borrowers.
  • Guide prospective borrowers in securing mortgage financing and maintain ongoing communication once pre-qualification is granted.
  • Support mortgage operations in gathering necessary documentation for underwriting and closing processes.
  • Provide bank staff and clients with updates on current interest rates and new mortgage offerings.
  • Enhance the financial relationship with clients by cross-selling Unity Bank's products and services as appropriate.
  • Establish and nurture relationships with potential lead sources, including real estate professionals and prospective borrowers.

Additional Responsibilities

  • Work towards achieving targets set by management.
  • Generate leads within the local community through existing clients and other networking opportunities.
  • Stay informed about current bank products and mortgage lending regulations.

Qualifications and Requirements

Education and Experience

  • High school diploma required.
  • A minimum of five years of experience in mortgage lending is necessary.
  • Must possess an established book of business.

Licenses and Certifications

  • NMLS registration is required.

Skills, Knowledge, and Abilities

  • Proficient in Microsoft Windows, including Word and Excel.
  • In-depth understanding of mortgage regulations at both federal and state levels, including Fannie Mae, Freddie Mac, and FHA guidelines.
  • Familiarity with loan origination systems.
  • Awareness of current market trends in the mortgage sector.
  • Ability to identify customer needs and recommend suitable products and services.
  • Competence in performing calculations related to discounts, interest, commissions, and percentages.
  • Ability to read and interpret legal documents and governmental regulations.
  • Effective communication skills for presenting information and responding to inquiries from various stakeholders.
  • Capability to follow written and oral instructions with common sense understanding.
  • Ability to work independently with minimal supervision.

Physical Requirements

  • Ability to remain seated for extended periods, up to 75% of work hours.
  • Ability to communicate effectively through speaking, listening, reading, and writing.
  • Ability to utilize hands for various tasks.
  • Proficient in using standard office equipment.

Working Conditions

  • Moderate noise levels typical of a business office environment.
  • Potential exposure to loud environments while traveling.
  • Willingness to travel up to 70% of working hours.
