Job Overview

POSITION SUMMARY:

The Facilities Maintenance Technician is responsible for executing a variety of maintenance activities under the general supervision of the Maintenance Supervisor.

KEY RESPONSIBILITIES INCLUDE:

1. Responding promptly to service requests from residents, ensuring adherence to safety protocols, and completing tasks within the established timeframes set by management.

2. Conducting repairs on building fixtures, including replacing broken glass, fixing doors and windows, and performing necessary electrical, plumbing, and carpentry work. Responsibilities also include painting, caulking, and maintaining walls, as well as managing grounds and parking areas.

3. Carrying out repairs in occupied units and preparing vacant units for new residents, while also maintaining cleanliness in common areas and assisting with inventory management.

4. Troubleshooting and maintaining heating systems, air conditioning units, appliances, and various tools and equipment.

5. Keeping an accurate inventory of repair supplies and materials, documenting usage on work orders, and completing necessary paperwork for tracking work orders and emergency requests.

6. Participating in training sessions, meetings, and other educational opportunities as required.

7. Ensuring regular and punctual attendance.

8. Being available for on-call duties for emergency situations outside of regular business hours, and potentially serving as a lead for temporary staff.

9. Ensuring that vacant units are cleared of trash within 24 hours of tenant departure.

SUPERVISORY ROLE:

None.

WORK ENVIRONMENT:

While performing the duties of this position, the employee may encounter moving mechanical parts, elevated locations, fumes or airborne particles, hazardous chemicals, outdoor weather conditions, and vibrations. The noise level in the work environment is typically moderate.

QUALIFICATIONS:

1. A high school diploma or GED, along with one to three years of relevant experience or training.

2. Proficiency in reading and understanding simple instructions, short correspondence, and memos; ability to write clear explanations of work performed on work orders; and effectively communicate information in one-on-one and small group settings.

3. Basic mathematical skills, including addition, subtraction, multiplication, and division in various units of measure.

4. Capability to apply common sense to follow detailed written or oral instructions and address problems involving concrete variables in standardized situations.

5. A valid Ohio driver’s license and eligibility for driving agency vehicles.

6. Must be bondable.

7. Regular and punctual attendance is required.

8. Ability to meet the following physical demands, with or without reasonable accommodation:

a. Walking, climbing, sitting, and standing;

b. Using hands and arms to manipulate, handle, feel, and control items or equipment;

c. Reaching with hands and arms;

d. Communicating through talking, hearing, tasting, and smelling;

e. Occasionally lifting and/or moving up to 100 pounds;

f. Specific vision abilities including close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
