Acts Housing is seeking a seasoned Construction Director to lead our construction team. The ideal candidate will possess exceptional leadership, project management, and supervisory skills to effectively oversee daily operations.

In this role, you will manage, train, and guide staff on a diverse range of projects, collaborating closely with our Vice President. Your leadership will ensure our team excels in delivering high-quality results, no matter the project size.

As Construction Director, you will play a critical role in making home ownership in Milwaukee a reality for our community.

Key Responsibilities:

  • Identify and engage with quality contractors for the rehabbing of our homes
  • Develop and implement project plans, ensuring timely and within-budget completion
  • Review and approve contractor bids, collaborating with the Vice President as needed
  • Support Construction Managers in developing scopes of work and project estimates
  • Collaborate with the Vice President on best practices, process improvements, and strategic planning
  • Document project specifications and scope of work estimates using industry-standard pricing
  • Coordinate with administrative support staff on maintenance, inspections, utilities, permits, and insurance
  • Utilize our systems and programs to capture and update project data
  • Ensure Construction Managers meet project schedules and budgets
  • Interact with building inspectors and municipalities, ensuring compliance with regulations
  • Track job costs within established budgets
  • Represent Acts Housing at community events and sponsorships
  • Maintain records for periodic reports required by funding agencies

Requirements:

  • Bachelor's degree and 10+ years of related experience in construction/project management
  • Demonstrated expertise in project/construction management, strategic planning, financial analysis, cost accounting, and transaction management
  • Proficiency in CRM and spreadsheet software
  • Valid driver's license and registered, insured vehicle for daily travel to job sites
  • Bilingual language skills (Spanish/English) a plus
  • Knowledge of city codes and HUD standards
  • Ability to read and comprehend floor plans/schematics, accurately scope remodeling projects
  • Flexibility to work evenings and weekends as needed

Physical Requirements:

  • Ability to walk properties for inspections and travel up 3+ flights of stairs
  • Vision sufficient to observe detailed home conditions
