Regional Maintenance Supervisor

The Regional Maintenance Supervisor is a key member of our regional management team, responsible for overseeing the maintenance of our apartment units and ensuring a welcoming home for our residents. This role involves supervising and motivating the maintenance team to ensure the property, grounds, and equipment are safe and orderly.

Key Responsibilities:

  • Oversee the successful operation of all maintenance needs at properties within assigned portfolio
  • Advise maintenance personnel on completing assigned tasks to ensure deadlines are met, including HVAC repair, electrical, painting, carpentry, appliance repair, and other general property maintenance
  • Manage maintenance and turn budgets for each property in their portfolio
  • Oversee emergency maintenance requests process and act as back-up if necessary
  • Monitor the upkeep, cleanliness, and curb appeal of each assigned community to ensure Pepper Pike standards are maintained daily
  • Ensure all smoke detectors are inspected semi-annually and all deficiencies corrected
  • Ensure all HVAC checks happen quarterly
  • Participate in new development community development plans by attending meetings as needed and providing input and feedback to the development and construction teams
  • Monitor the timeliness, quantity, and quality of maintenance service requests and their successful completion at assigned communities
  • Supervise all capital improvement contracts and major projects at apartment communities in the portfolio from a maintenance perspective and collaborate effectively with construction teams on all projects
  • Monitor job performance of all community maintenance technicians and maintenance supervisors
  • Participate in the educational programming and training of all maintenance employees in Pepper Pike's policies & procedures, Standards of Excellence, core service values, community standards, and job performance requirements
  • Identify company standards of upkeep, maintenance quality, or skill levels that need to be improved across the portfolio
  • Develop/improve personal maintenance employees' skill levels to benefit the apartment communities
  • Recommend additional training for maintenance service associates employees when necessary to benefit the apartment communities
  • Recommend additional and necessary certification needs for the portfolio and identify employees for these professional development opportunities
  • Consult with regional portfolio managers and property managers on performance reviews for property maintenance employees
  • Review resumes and interview prospective maintenance employees and make hiring recommendations for filling open maintenance positions at apartment communities

Supervisory Responsibilities:

  • Manage the maintenance staff, HVAC managers, and supervisors at all properties throughout regional portfolios
  • Manage staffing, training, and participate with property managers on performance evaluations of maintenance supervisors

Special Skill Requirements:

  • Ability to perform all apartment maintenance duties
  • Advanced knowledge of Yardi Voyager or similar software to input work orders
  • Effectively and professionally communicate with a diverse population of employees and residents
  • Advanced knowledge and established compliance with Fair Housing laws and regulations
  • Ability to multi-task with excellent organizational skills

Qualifications:

  • High school diploma or related Vocational Training
  • 5+ years property maintenance experience
  • HVAC certification required; additional maintenance certifications preferred
  • 3+ Years of supervisor experience preferred

Work Requirements:

  • The physical requirements of this position are related to a standard facilities or maintenance environment; must be able to lift, bend, carry, move equipment and furniture, and use cleaning equipment and/or standard tools; work is performed both inside and outside, requiring the ability to work under variable weather conditions; while performing the duties of the job, the employee is required to hear, talk, stand, walk, reach, stoop, or kneel; must be able to lift up to 50 pounds without assistance
  • Must have reliable transportation, valid driver's license, and valid insurance
  • Travel to all property locations in the regional portfolio as needed
