As an Estimator at Schroeder Design Build, you will be integral to our project development workflow.

Your primary responsibilities will include sourcing and procuring materials and services for our residential construction initiatives while delivering precise and comprehensive cost estimations.


Your Role as a Project Coordinator:

Collaborate with vendors, suppliers, and trade partners to guarantee that Design Projects are thoroughly prepared and that key deliverable timelines are achieved, setting the Sales and Production Teams up for success.

Take ownership of the details and processes necessary to transition projects from trade walk to contract and then to production handoff.

Generate estimates and contracts for Design Projects from the conclusion of Design Phase 1 through the handoff to Production.

Establish and uphold an accurate, detailed, and efficient cost estimating process to ensure consistently profitable construction projects.
Adhere to all company policies, procedures, and ethical standards; Pre-Construction

  • Attend weekly Design meetings to stay informed about Projects in design.
  • Create a Phase 2 cost estimate for each construction project, which includes:
  • Conducting material take-offs and estimating materials.
  • Participating in pre-trade walk and post-trade walk meetings with Design to comprehend the project scope.

  • Schedule, coordinate, and engage in trade walks for assigned projects.
  • Prepare Request for Proposal (RFP) documents.
  • Monitor and document project scope changes in the Executive Summary Document.
  • Develop Executive Summary and Contract estimates, which include:
  • Accurate material quotes.
Prepare Executive Summary and Contract Binders for review by Sales and the Director of Production.

  • Forward Contract estimates to finance and notify of ACH draw(s) for Design Reconciliation and Contract Deposit.
  • Organize and lead the Production Packet meeting to transfer the completed project packet to the Production Coordinator and Project Management team.
  • Manage costs and maintain precise project estimating.
  • Negotiate lower costs with trade contractors and suppliers.
  • Develop a database of unit prices from our trades and suppliers.
  • Oversee estimating software, including assemblies and cost database.
  • Utilize software database and historical costs to enhance estimating accuracy.

During Construction:
  • As requested by Production, create larger Additional Work Orders per AWO Standards.
  • Assist with re-quoting trades and materials as needed.
Post Construction:
  • Participate in Project Debriefs and implement necessary adjustments to systems and processes to improve bid accuracy and role efficiency.
Administrative Duties:
  • Research and analyze historical data, market trends, and industry standards to ensure precise pricing.
A Bachelor's degree in Construction Management, Business, Engineering, or a related field (or equivalent work experience) is required.
A minimum of two to five years of experience in residential construction sales and estimating is essential.
A fundamental understanding of construction project assembly is necessary.
Strong proficiency in computer software, particularly MS Office, is required.
Familiarity with database management – Pro Est is preferred.
Experience in contract writing is a plus.
Effective communication skills with management and clients are essential.
Knowledge of Virginia construction regulations and codes is advantageous.
