Position Overview:
Prepare comprehensive estimates for projects based on design documents, narratives, and specifications, with a focus on Electrical/Technology/Low Voltage System trades.

Preconstruction Manager / MEP Manager
Key Responsibilities:
Specifically for electrical systems:
1. Lead estimating efforts for complex projects, including Mission Critical, Market Segment, and Government jobs with MEP package contract values exceeding $25M.
2. Communicate estimates and scopes of work to stakeholders, including project staff, architects, engineers, and owners.
3. Prepare thorough quantity take-offs, analyses, estimates, and studies for Electrical, Technology, and Low Voltage system components throughout the project lifecycle.
4. Analyze existing site conditions and contract documents to identify required scope not already indicated.
5. Build relationships with local material suppliers and equipment vendors to obtain accurate pricing for lighting, distribution equipment, low voltage systems, and miscellaneous materials.
6. Develop and maintain an active list of qualified bidders for projects by collaborating with local Electrical, Technology, and Low Voltage system trade partners.
7. Conduct constructability analyses of project documents and communicate design and constructability issues to the project team and stakeholders.
8. Provide first cost analyses and engage in life cycle analysis with the Design team.
9. Participate in decision-making processes with Operations and Procurement to determine MEP trade partners for project pursuits.
10. Lead company-wide or regional MEP strategic initiatives and contribute subject matter expertise for project pursuits.
11. Participate in the development and implementation of MEP training.
12. Facilitate the integration of MEP Operations staff during the MEP Preconstruction process and guide staff through to construction.
13. Collaborate with Operations and Estimator staff to address general conditions and requirements in estimates, including temporary heating/cooling, electrical, power, lighting, and estimating electrical and natural gas consumption during construction.
14. Coordinate equipment pricing with SourceBlue for Electrical, Technology, and Low Voltage system estimates.
15. Conduct value analyses with cost-efficient alternatives for proposed Electrical, Technology, and Low Voltage system materials and equipment.
16. Act as a liaison with Engineers, Design consultants, Trade partners, other Turner staff, and Owner's representatives to resolve Electrical, Technology, and Low Voltage system issues related to project preconstruction efforts.
17. Prepare and compile estimates and proposals for various contract types, including lump sum, GMP, and Cost Plus.
18. Engage in estimate reviews with the Design team and client.
19. Participate in project hand-offs to Operations to ensure a seamless transfer of knowledge from Preconstruction to Operations.
20. Author scope requisitions for bidding/procurement of Electrical, Technology, and Low Voltage systems and coordinate with fellow estimators to eliminate scope gaps and overlaps.
21. Evaluate subcontractor proposals relative to their scope of work to ensure comprehensive coverage and manage identified scope gaps and risks.

Qualifications:
- Bachelor's Degree in Engineering, Architecture, Construction Management, or a related field, with a minimum of 8 years of relevant estimating experience in Electrical, Technology, and Low Voltage systems, or an equivalent combination of education, training, or experience.
- Extensive knowledge of Electrical, Technology, and Low Voltage systems.
- Ability to formulate advanced scenarios addressing known and unknown scope for comprehensive cost analysis based on contract documents, drawings, specifications, scopes of work, and project schedules.
- Leverage relationships with vendors, trade partners, and project team members to enhance client service.
- Excellent project management skills with the ability to multitask and prioritize competing demands in a deadline-driven environment.
- Professional written and verbal communication skills to deliver presentations confidently.
- Proficient in computer skills and Microsoft Office suite applications.
- Supervisory experience is desired, with the ability to delegate, coordinate the work of others, monitor performance, and provide feedback.
