Position Overview:

The Mechanical and Electrical Superintendent is responsible for overseeing, directing, and coordinating the activities of subcontractors and Turner trade labor concerning the Mechanical and Electrical systems integrated into the project.

This role ensures compliance with safety standards, timely project delivery, quality of workmanship, and adherence to budgetary constraints.

The Superintendent will supervise Assistant Superintendents, Field Engineers, Interns, and trade labor within their designated area.

Project Superintendent, Project Manager, or MEP Manager
Key Responsibilities:

Specifically related to mechanical and/or electrical systems (e.g., HVAC, Plumbing, Electrical, Low Voltage, Fire Sprinkler):

  1. Oversee and make strategic decisions regarding work performance, including scheduling, logistics, quality control, and staffing levels.
  2. Facilitate collaboration among assigned trades to ensure a seamless project operation.
  3. Address local issues related to procedures, precedence, design clarifications, labor adequacy, equipment, and scheduling.
  4. Implement and uphold the overall site safety program, ensuring subcontractor compliance with Turner standards and applicable safety regulations.
  5. Mentor and develop Assistant Superintendents, Field Engineers, and/or interns, including providing performance appraisal feedback.
  6. Maintain strict adherence to ethical and compliance standards at all times.
  7. Create project schedules and determine work sequencing. Develop and implement recovery strategies to uphold project timelines and budgets.
  8. Communicate effectively with owners and architects/engineers regarding field issues, investigating and resolving concerns.
  9. Manage the billing process related to work completed, overseeing monthly estimates, payrolls, material invoices, and subcontractor payments.
  10. Ensure all work is executed in accordance with approved contract documents.
  11. Collaborate with engineers on coordinating all mechanical and electrical systems, equipment, and piping layouts, securing necessary approvals.
  12. Lead project inspections, startup, commissioning, turnover, and training processes, including punchlist management for system acceptance and handover.
  13. Coordinate and monitor subcontractor and supplier activities to ensure compliance with plans, specifications, and codes.
  14. Review project changes in collaboration with the Project Engineer.
  15. Maintain detailed daily records of MEP trade contractors' progress.
  16. Participate in preconstruction activities, including constructability reviews and logistics planning.

Qualifications:

A Bachelor's degree or a minimum of four years of formal engineering or architectural experience, along with at least six years of mechanical/electrical/plumbing construction experience, or an equivalent combination of education, training, and experience.

Comprehensive knowledge of building construction methods, scheduling, cost control procedures, general contracts, and specifications.

Specific expertise in Mechanical and Electrical Systems.

Thorough understanding of building information modeling and its application in coordinating Mechanical and Electrical systems and other project components.

Demonstrated written and verbal communication skills; proficiency in computer applications, including the Microsoft Office suite. Ability to read, interpret, and understand contract documents, drawings, specifications, scopes of work, and project schedules. Proven leadership and interpersonal skills.


Physical Demands:

This role requires the physical ability to navigate construction sites, including climbing stairs, ladders, and maneuvering through work areas.

Specific vision capabilities required include close vision, peripheral vision, depth perception, and the ability to adjust focus.

Performing this job necessitates the use of hands for handling tools and controls, as well as the ability to stand, climb, balance, stoop, kneel, crouch, or crawl.

Employees may occasionally lift and/or move up to 75 pounds.


Work Environment:

While fulfilling the duties of this position, employees will regularly work on-site at construction locations, where they may be exposed to moving mechanical parts, high places, fumes, airborne particles, outdoor weather conditions, and electrical hazards.

The noise level in these environments typically ranges from moderate to very loud.
