As a vital member of Schroeder Design Build, your role as an Estimator is crucial in our project development framework. You will be tasked with sourcing and procuring materials and services for our residential construction endeavors while delivering precise and comprehensive cost estimates. This position demands a blend of strong analytical capabilities, industry insight, and superior communication skills.

Your Role as a Project Estimator:

  • Facilitate collaboration between the Design Team and external stakeholders, including vendors, suppliers, and trade partners, to ensure that Design Projects are thoroughly prepared and that key deadlines are met, thereby setting the Sales and Production Teams up for success.
  • Oversee the details and processes required to transition projects from initial walk-throughs to contract agreements and production handoffs.
  • Generate estimates and contracts for Design Projects from the conclusion of the Design Phase 1 through to the handoff to Production.
  • Establish and uphold a precise, detailed, and efficient cost estimating process to guarantee predictably profitable construction projects.
  • Maintain a high-level pre-sale estimating process.
  • Foster relationships with clients, suppliers, trades, and team members to ensure the highest level of client satisfaction.
  • Meet and exceed key performance metrics established by the Director of Design.
  • Comply with all company policies, procedures, and ethical standards, ensuring they are communicated and implemented within the department.

Key Responsibilities:

Pre-Construction:

  • Develop preliminary estimates for pre-sale as required and for initial Design Presentation meetings.
  • Maintain the preliminary estimate tool.
  • Participate in weekly Design meetings to stay informed about ongoing projects.
  • Create detailed cost estimates for each construction project, including:
    • Material take-offs and estimating materials.
    • Estimating in-house labor hours.
    • Estimating trade costs.
  • Attend pre-trade walk and post-trade walk meetings with Design to comprehend project scope.
  • Schedule, coordinate, and engage in trade walks for assigned projects.
  • Prepare Request for Proposal (RFP) documents.
  • Distribute Bid Sets and RFPs to trade partners to gather multiple cost estimates.
  • Collect estimates and request revisions as necessary after review for accuracy.
  • Document project scope changes in the Executive Summary Document.
  • Coordinate necessary utility relocations on behalf of the client.
  • Develop Executive Summary and Contract estimates, including:
    • Updated in-house labor hours.
    • Accurate material quotes.
    • Accurate trade quotes.
  • Prepare Executive Summary and Contract Binders for review by Sales and the Director of Production.
  • Compile Part List Spreadsheet.
  • Send Contract estimates to finance and notify of necessary ACH draws for Design Reconciliation and Contract Deposit.
  • Schedule and lead the Production Packet meeting to transfer the completed project packet to the Production Coordinator and Project Management team.
  • Control costs and maintain precise project estimating.
    • Negotiate reduced costs with trade contractors and suppliers.
    • Develop a database of unit prices from trades and suppliers.
    • Manage estimating software, including assemblies and cost databases.
    • Utilize software databases and historical costs to enhance estimating accuracy.

During Construction:

  • As needed by Production, create larger Additional Work Orders per AWO Standards.
  • Assist with re-quoting trades and materials as requested by Production.
  • Participate in additional Production Packet meetings when necessary.

Post Construction:

  • Engage in Project Debriefs and implement necessary adjustments to systems and processes to enhance accuracy and efficiency.

Administrative:

  • Research and analyze historical data, market trends, and industry standards to ensure accurate pricing.

Performance Metrics:

  1. Maintain an average Binder QC Score of 85% or higher.
  2. Achieve an industry-standard Cost of Goods accuracy rate of +/- 2%.
  3. Ensure a 90% on-time rate for deliverables to the internal team.
  4. Limit variation between pre-sale and detailed estimates to a maximum of 10%.

Qualifications:

  • Bachelor's degree in Construction Management, Business, Engineering, or a related field (or equivalent work experience preferred).
  • Two to five years of experience in residential construction sales and estimating (required).
  • Two to five years of experience in residential renovation and estimating (Design/Build preferred).
  • Fundamental understanding of construction project assembly.
  • Strong prioritization and organizational skills; detail-oriented.
  • Proficient in computer software - MS Office, etc.
  • Experience with database management – Pro Est (preferred).
  • Strong negotiation and communication skills.
  • Experience in contract writing (a plus).
  • Self-starter with an outgoing personality.
  • Solid analytical and mathematical skills.
  • Outstanding oral and written communication abilities.
  • Effective communication with management and clients.
  • Ability to work collaboratively in a team environment.
  • Knowledge of Virginia construction regulations and codes (a plus).
