Job Description

**Job Summary**

The Property Manager at Ascend will be responsible for overseeing the day-to-day operations of our properties, ensuring the fiscal and operational success of our buildings. This role requires excellent analytical skills, with a strong focus on financial management and reporting. The successful candidate will work closely with our accounting team and building ownership to achieve our property retention goals.

**Key Responsibilities**

  • **Property Management**: Exercise functional responsibility for property management business, acting as liaison between tenants and property owners.
  • **Financial Management**: Develop annual property budgets and report on year-end expense reconciliations, preparation of monthly reports including accruals, variance reports, and stacking plans.
  • **Tenant and Capital Improvements**: Manage and coordinate all tenant and capital improvements to ensure timely and proper completion of all work within budget.
  • **Lease Administration**: Accurately maintain all property leases in lease administration software, responsible for all lease administration duties, monitor collections, and coordinate default proceedings.
  • **Staff Management**: Manage property management staff, including hiring and performance management.
  • **Compliance**: Ensure compliance with property management policies and procedures, codes, regulations, and governmental agency directives.
  • **Inspections**: Develop comprehensive annual inspection processes for properties, completing weekly, monthly, quarterly, and annual inspections as required to meet best practices.

**Requirements**

  • 3-5 years of previous commercial real estate experience with increasing responsibilities, ideally with Class A properties.
  • California Real Estate License and RPA or CPM designations.
  • Strong knowledge of finance and building operations.
  • Highly proficient in Microsoft Excel, Word, and Outlook, Yardi, MRI, Timberline, Building Engines, and other commercial real estate software programs.
  • Professional and exceptional leadership, problem-solving, and analytical skills.

**Education**

  • Bachelor's degree is required.
