Job Summary:

PURE Property Management is seeking a skilled Residential Property Manager to oversee the day-to-day operations of our properties. As a key member of our team, you will be responsible for ensuring the smooth management of our rental properties, including rent collection, maintenance coordination, and lease administration.

Key Responsibilities:

  • Conduct all business in accordance with company policies and procedures, as well as applicable laws and regulations.
  • Review and approve invoices, coordinate with property owners to provide necessary funds, and monitor delinquency status of monthly rents.
  • Send Demand Letters, issue Notices, initiate eviction actions, and make court appearances as necessary to follow up on delinquent rents.
  • Communicate with maintenance team members, keep abreast of maintenance activities, and keep owners informed as appropriate.
  • Participate in application approval process, assist owners with questions/explanations concerning financial statements, and ensure lease files are complete.
  • Maintain records on all aspects of management activity on a daily, weekly, and monthly basis.
  • Walk and inspect properties as needed, ensure owners' approval is secured prior to ordering maintenance or repairs, and ensure security deposit dispositions are accurate.
  • Conduct market surveys, provide feedback on property pricing, shop competition, and be aware of neighborhood market conditions.
  • Show available properties to prospective tenants, negotiate lease terms, and facilitate lease renewal process.

Requirements:

  • Real Estate License in KS preferred.
  • Drivers License in KS.
  • 2 years of Residential Property Management Experience.
  • Proficiency in Microsoft Office and Google Drive applications.
  • General knowledge of Property Management software (Appfolio a Plus).
