We are looking for a Facilities Maintenance Supervisor to become a vital part of our organization. The Facilities Maintenance Supervisor will oversee and coordinate all maintenance operations for the property, ensuring that all tasks are executed efficiently and responsively with the maintenance team.

Key Responsibilities:

1. Leadership and Management

  • Recruit, train, mentor, and oversee support staff to guarantee the effective execution of essential duties.
  • Maintain clear communication with administrative personnel.
  • Ensure timely reporting to the Director of Maintenance.

2. Service Request Oversight

  • Guarantee the completion of service requests within a twenty-four (24) hour timeframe.
  • Promptly renovate vacant units to reduce vacancy loss.
  • Ensure accurate input and closure of work order tickets.

3. Preventative Maintenance Oversight

  • Conduct daily inspections of the grounds for any signs of deterioration or damage.
  • Ensure adherence to preventative maintenance protocols.
  • Provide recommendations for significant improvements and expenditures.

4. Safety Management

  • Ensure all service, storage, and maintenance areas are clean, well-maintained, and adequately illuminated.
  • Guarantee compliance with established safety programs and procedures.

  • Conduct daily inspections of the grounds to ensure cleanliness.

7. Expense Management

  • Assist the Property Manager in keeping property expenditures within budgetary limits.

8. Customer Satisfaction in Maintenance

9. Inventory Management

  • Advise on necessary supply purchases and assist in the prompt processing of invoices and purchase orders.

10. Contract Management

  • Possess a general understanding of all contracts and suppliers, including their service schedules and supply availability.
  • Coordinate contractor services, ensuring proper performance through work inspections. Provide recommendations and develop specifications for the required scope of work to prevent overcharging by contractors.

11. Additional Duties as Assigned

Required Skills and Qualifications:

  • High School diploma or equivalent.
  • Minimum Type I & II CFC refrigerant certification as per 40CFR Part 82, Subpart F.
  • Certified Manager of Maintenance (CMM) designation or the ability to obtain it within one (1) year.
  • Mechanical aptitude with at least two (2) years of experience in maintenance trades.
  • Strong interpersonal skills with the ability to effectively supervise maintenance personnel.
  • Valid Driver's license and ability to operate a golf cart.
  • Strong organizational and problem-solving abilities.
  • Ability to exercise sound judgment and self-control.
  • Reliable transportation for timely completion of tasks.
  • Exhibit enthusiasm, a positive attitude, integrity, and honesty.
  • Availability to work during adverse weather conditions and emergencies.

Physical Requirements:

Ability to bend, kneel, stretch, climb stairs and ladders, squat, and lift up to sixty (60) pounds, with occasional lifting of over sixty (60) pounds.
