We are actively seeking a Residential Leasing Specialist to join our dynamic team at one of our upscale multi-family properties.

The ideal candidate will possess a minimum of 1+ years of experience in sales or leasing.

Key Responsibilities

Job Summary: As a leading developer and property management company, Edgewood Properties is in search of skilled Residential Leasing Specialists to work full-time. Candidates should have prior experience in a sales or leasing capacity. We value career-oriented professionals who understand the importance of a defined career trajectory. The successful applicant will have at least 1 year of experience leasing within a luxury community. Strong organizational skills, follow-up capabilities, and attention to detail are essential to engage effectively with prospective and current residents. The ability to manage multiple tasks and adapt to varying schedules, including weekends and holidays, is crucial. This role involves showcasing apartments within the community.

The Residential Leasing Specialist position is primarily focused on sales, with a significant emphasis on customer service, achieving targets, marketing the community and its units, and delivering results. In this role, you will oversee the sales process from initiation to completion; presenting our apartment homes and communities in an engaging manner, addressing objections, fostering relationships, and generating enthusiasm. You will maintain these relationships by providing exceptional customer service and assisting current residents with any issues that may arise. A successful Residential Leasing Specialist must exhibit strong sales, customer service, organizational, multitasking, and communication skills. Basic computer proficiency and telephone skills are required.

  • Welcome all residents, prospective residents, and team members in a consistently professional and positive manner.
  • Maintain a high level of service in every task while resolving conflicts to benefit all parties involved.
  • Articulate the value of community features in relation to customer needs to facilitate sales.
  • Manage leads by following up regularly with potential clients.
  • Conduct tours of apartment homes and community amenities, including models and vacant units.
  • Prepare lease documentation and related paperwork for management.
  • Facilitate the move-in and move-out processes.
  • Promote positive relations with residents.
  • Participate in all resident events and contribute to retention efforts.
  • Adhere to confidentiality, fair housing laws, and safety protocols.
  • Ensure a high standard of professionalism and customer service.
  • Manage resident lease renewals and distribute and follow up on renewal notices.
  • Execute on-site marketing and advertising strategies, including managing online listings and content.
  • Maintain broker relations, including managing MLS listings.
  • Contribute to positive online reputation management.
  • Collaborate with the maintenance team to oversee apartment turnovers, move-ins, and work order requests, while assisting in maintaining the cleanliness of show units and tour routes.
  • Assist in preparing newsletters and organizing resident activities.
  • Become an expert in market knowledge and prepare monthly market surveys.

Essential Duties Include:

  • Adhering to standard office procedures.
  • Opening models and inspecting the tour path.
  • Familiarizing oneself with the property and surroundings.
  • Preparing refreshments as requested.
  • Accepting maintenance requests and efficiently addressing resident inquiries.
  • Assisting residents with rental, move-in, and renewal documentation.
  • Supporting any other office functions as delegated by the Community Manager or other staff members.
  • Answering phones and delivering exceptional service.
  • Creating a sense of urgency when scheduling appointments for prospective residents.
  • Completing telephone and on-site guest cards and traffic reports.
  • Requesting deposits and finalizing leases.
  • Performing additional duties as assigned by management.

Qualifications

  • Reliable transportation.

  • A positive and enthusiastic attitude.

  • Clean criminal background.
  • No prior apartment evictions.

Desired Experience:

Experience in the Customer Service Industry, Retail, Leasing, or Marketing.
