Position Overview
As a Purchasing Agent, your role will involve sourcing materials, equipment, and services essential for construction initiatives. You will collaborate closely with vendors, suppliers, and project teams to guarantee the prompt delivery of high-quality products at competitive rates. This position demands exceptional negotiation capabilities, meticulous attention to detail, and a solid understanding of construction materials and methodologies. Key Responsibilities
  • Determine project needs for materials, equipment, and services based on specifications and plans.
  • Identify and assess potential suppliers, obtaining quotes and proposals as necessary.
  • Negotiate pricing, terms, and delivery schedules with vendors to secure optimal value for the project.
  • Prepare and issue purchase orders and contracts to selected suppliers, ensuring accuracy and compliance with project specifications.
  • Review and negotiate contract terms, including warranties, payment conditions, and delivery schedules.
  • Maintain records of all procurement transactions and communications.
  • Establish and nurture relationships with suppliers, monitoring performance and addressing any issues that arise.
  • Communicate regularly with suppliers to track order status, resolve discrepancies, and expedite deliveries as required.
  • Assess supplier performance and provide feedback to guide future purchasing decisions.
  • Monitor project budgets and expenditures related to procurement activities.
  • Identify cost-saving opportunities through strategic sourcing, volume discounts, and alternative suppliers.
  • Collaborate closely with project managers and stakeholders to align procurement efforts with project goals and budget constraints.
  • Ensure that procured materials and equipment meet quality standards and specifications.
  • Coordinate with project teams to conduct inspections and quality assessments on incoming goods.
  • Address any quality concerns or discrepancies with suppliers to ensure timely resolution.
  • Maintain inventory levels of essential materials and supplies to support ongoing construction efforts.
  • Track inventory usage and reorder points, replenishing stock as necessary to prevent project delays.
  • Implement inventory control strategies to minimize waste and optimize storage efficiency.
Qualifications
  • Bachelor's degree in supply chain management, business administration, or a related field is preferred.
  • 2-3 years of demonstrated experience in construction procurement or purchasing.
  • Strong negotiation skills and the ability to build and maintain supplier relationships.
  • Knowledge of construction materials, equipment, and industry standards.
  • Excellent communication and interpersonal skills, with the ability to work effectively with cross-functional teams.
  • Attention to detail and accuracy in managing procurement documentation and transactions.
  • Familiarity with procurement software and tools, as well as proficiency in MS Office applications.
  • Ability to work independently, prioritize tasks, and meet deadlines in a dynamic environment.
Preferred Qualifications
  • Experience in luxury residential construction.
  • Local experience in construction procurement.
