Job Description Summary
The Facilities Maintenance Manager is responsible for overseeing maintenance operations and ensuring our commitments to residents are met. This role focuses on delivering quality living experiences, enhancing resident satisfaction, and providing timely and effective service.
The Facilities Maintenance Manager addresses resident service requests and plays a crucial role in helping Cushman & Wakefield maintain high standards of customer service.
1. Prepares all apartments for new residents, which may involve tasks such as painting, carpet cleaning/repair, general repairs, and housekeeping to ensure a high-quality living environment.
2. Completes resident service requests promptly and efficiently.
3. Possesses knowledge of various maintenance tasks, including plumbing, pool upkeep, HVAC systems, general carpentry, appliance repair, electrical work, painting, caulking, snow removal, scheduling, and life safety protocols.
4. Maintains cleanliness and safety of grounds, pools/hot tubs, common areas, and pet parks, ensuring they are free from trash and hazards.
5. Executes on-call emergency procedures as necessary.
6. Reports maintenance issues that impact budget considerations, such as life safety concerns, vacant unit repairs, property damage, and common area maintenance needs to management.
7. Schedules and conducts preventative maintenance and documents these activities.
Knowledge Requirements:
Must be familiar with state, local, and federal housing regulations, codes, policies, and systems related to maintenance.
Participates in training programs as mandated by Cushman & Wakefield and local jurisdictions.
Delivers exceptional customer service and represents the organization professionally at all times.
Essential Competencies:
1. Flexibility to work any shift from Sunday to Saturday to meet the company's operational needs.
2. Knowledge of safe practices in using cleaning agents and equipment relevant to job functions.
3. Ability to perform basic mathematical calculations, including addition, subtraction, multiplication, and division in various units of measure.
4. Capability to compute rates, ratios, and percentages, and to prepare and interpret graphical data.
5. Must hold a valid Driver's License.
6. CPO certification if required by local regulations.
7. EPA 60- Minimum Type II certification.
8. Adhere to all safety policies and procedures set forth by Cushman & Wakefield.
Education Requirements:
High School Diploma, GED, or completion of Trade, Technical, or Vocational training.
Experience Requirements:
3+ years of relevant experience.
Possession of EPA 608 – Minimum Type II, or CPO, or a local city-required certification.
Work Environment:
This position operates within a professional office setting. The role frequently utilizes standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties is required, often in varying weather conditions.
Physical Demands:
The physical requirements outlined here are representative of those that must be met by an employee to successfully perform the essential functions of this position.
The employee may need to stand and walk for extended periods.
They must be capable of ascending and descending staircases, ladders, and/or step stools and may be required to travel outdoors between buildings in different weather conditions.
The employee may also be regularly required to remain in a stationary position (sit or stand) for the majority of the time; regularly operate office machinery.
The employee must be able to exert up to 100 pounds occasionally, and/or up to 100 pounds frequently, and/or up to 100 pounds of force constantly to lift, carry, push, pull, or move objects.
