Job Overview

Position Summary:

The Community Property Manager is responsible for overseeing all daily operations of property management, ensuring maintenance efficiency, and enhancing the overall value of the property. This role involves effectively managing and coordinating the onsite team, activities, and resources to achieve community goals as established by the Artisan Regional or Area Manager. Key objectives include optimizing rental income, maintaining occupancy levels, and preserving asset integrity.

Key Responsibilities:

  • Conduct all operations in compliance with ARTISAN policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all applicable Federal and State laws.
  • Collaborate with the Regional or Area Manager to develop annual budgets, ensuring adherence to budgetary guidelines throughout the year.
  • Maintain and report monthly financial variances and narratives.
  • Ensure timely collection and posting of rents, with immediate bank deposits reported to the corporate office.
  • Manage evictions, utility disconnections, and landlord liens as necessary for delinquent accounts.
  • Coordinate with vendors and contractors regarding scheduling, billing, and insurance documentation, approving all invoices for corporate payment.
  • Conduct rental market surveys and provide rental rate recommendations to the Regional or Area Manager.
  • Ensure completeness and proper execution of lease files, approving all leases on the property.
  • Oversee the condition of the office and model apartments, ensuring timely opening of the office.
  • Participate in scheduled ARTISAN management meetings.
  • Maintain comprehensive records of management activities and submit required reports to the Regional or Area Manager on a regular basis.
  • Represent the company professionally at all times.
  • Perform additional duties as assigned.

Qualifications:

  • High school diploma or equivalent; college education preferred.
  • Prior experience as a Property Manager is highly desirable.
  • Minimum of 2 years in on-site Leasing Consultant or Assistant Manager roles, or at least 3 years of supervisory experience with a focus on customer service.
  • Proficiency in computer applications, including MS Office Suite: Word, Excel, and Outlook.
  • Preferred industry designations (ARM, CAM, NALP, RPM).
  • Experience with AppFolio is a plus.
