We are seeking a highly skilled Property Manager to oversee the day-to-day operations of our apartment communities. The successful candidate will be responsible for managing staff, maintaining occupancy levels, and ensuring compliance with regulatory requirements.
Key Responsibilities- Direct property operations and staff to achieve cost-effective results.
- Develop and manage annual budgets to meet occupancy and revenue targets.
- Maintain occupancy levels according to budget and ensure timely rent collection.
- Manage staff performance, address employee relations issues, and provide ongoing training and development opportunities.
- Process new applications, re-certifications, and provide required information to compliance teams.
- Maintain compliance policies and procedures, and ensure accurate record-keeping.
- Supervise rent collection, rent ledgers, bank deposits, and petty cash records.
- Pursue delinquent rents and evictions, and provide required information to collection companies.
- Provide regular account information to the Regional Supervisor.
- Direct all marketing and leasing activities to achieve targeted occupancy levels.
- Supervise resident relations, enforce community rules and regulations, and ensure a positive living experience for residents.
- Supervise maintenance staff, repairs, preventive maintenance, and improvements.
- Supervise landscaping, lawn care, and snowplowing activities.
- Work with the Regional Supervisor to develop, monitor, and achieve annual budget objectives.
- Show apartments to prospective residents and provide excellent customer service.
- High school diploma or general education degree (GED).
- 1 year of experience in property management or a related field.
- CAM, ARM, or similar certifications are recommended.
Ability to read, write, speak, and interpret rules, procedures, routine reports/correspondence, and speak effectively with groups of employees and/or residents.
Math SkillsAbility to add, subtract, multiply, divide using whole numbers, fractions, and decimals, and interpret basic graphs.
Reasoning SkillsAbility to apply common sense understanding to carry out instructions in written, oral, or diagram form, and deal with problems that involve concrete variables in standardized situations.
Computer SkillsIntermediate experience with MS Office and property management software.
Training Requirements- Annually attend fair housing, section 42, and leasing classes.
- Ongoing professional development to stay up-to-date with industry best practices.
- Rarely must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend, or lift up to 25 pounds.
- Occasionally must sit and reach with hands/arms and be exposed to outdoor weather conditions.
- Regularly must use hands to finger/handle/feel, talk, and hear.
- Close and distance vision is required.
- Normally works in an environment with moderate noise.
