Position Summary:

We are looking for a driven and passionate individual to take on the role of Property Manager within our expanding property management firm. This role is crucial in safeguarding, maintaining, and enhancing the value of our residential communities while ensuring the safety and satisfaction of all residents. This position offers a unique opportunity for an experienced professional to join a team that values success and collaboration.

Key Responsibilities:

  • Understand and align with financial objectives, operating assets in the best interest of property owners while adhering to established protocols.
  • Assist in the formulation of annual budgets and revenue forecasts.
  • Ensure timely collection, posting, and deposit of rents and related fees.
  • Initiate necessary legal actions and documentation in compliance with state regulations and company policies.
  • Maintain effective communication with vendors and contractors regarding scheduling, billing, and insurance requirements.
  • Process accounts payable invoices, manage petty cash, and oversee all financial transactions.
  • Maximize property occupancy through effective marketing strategies.
  • Employ successful leasing techniques to secure resident commitments.
  • Conduct market research to assess competitive positioning.
  • Continuously analyze operational metrics to provide accurate information to stakeholders.
  • Represent the organization professionally at all times.
  • Develop and implement operational procedures to ensure efficient workflow.
  • Lead the emergency response team, ensuring proper handling of community emergencies in line with company guidelines.
  • Address resident inquiries and concerns promptly to enhance satisfaction.
  • Design and implement resident engagement initiatives to foster community spirit.
  • Enhance staff performance through ongoing training and leadership.
  • Organize and manage office staff schedules and responsibilities.
  • Coordinate maintenance tasks with the Maintenance Supervisor.
  • Support team collaboration and create a positive work environment.
  • Ensure timely management of personnel-related administrative processes.
  • Oversee community aesthetics and ensure timely completion of maintenance requests.
  • Guarantee the quality and readiness of marketable apartments.
  • Conduct daily inspections of model and market-ready units, communicating service needs to maintenance.
  • Record and relay all service requests to maintenance staff.
  • Perform additional duties as assigned.

Qualifications:

  • A minimum of 3-5 years of experience in multifamily property management.
  • Proficiency in Entrata is preferred.
  • Experience in commercial property management is a plus.
  • A positive and proactive attitude is essential.

Strong communication, organizational, management, and interpersonal skills are crucial for success in this role.
