Position Summary:

The Property Manager will be responsible for safeguarding, maintaining, and enhancing the value of the community while ensuring the safety and satisfaction of all residents. Key Responsibilities:

  • Understand and manage financial objectives, ensuring operations align with the owners' best interests and established policies.
  • Assist in the formulation of annual budgets and income forecasts.
  • Oversee the timely collection and posting of rents and associated fees.
  • Initiate necessary legal actions and documentation in compliance with state regulations.
  • Maintain effective communication with vendors regarding scheduling, billing, and insurance requirements.
  • Manage accounts payable and petty cash transactions efficiently.
  • Maximize property occupancy through effective marketing strategies.
  • Implement successful leasing techniques to secure new residents.
  • Conduct market research to assess competitive landscape.
  • Continuously analyze operational metrics to provide accurate information as needed.
  • Represent the company professionally at all times.
  • Develop and enforce procedures to ensure efficient workflow.
  • Lead emergency response efforts, ensuring appropriate actions are taken during community emergencies.
  • Address resident inquiries and concerns promptly to enhance satisfaction.
  • Design and implement resident engagement initiatives.
  • Facilitate ongoing staff training and development.
  • Organize staff schedules and assignments effectively.
  • Coordinate maintenance activities with the Maintenance Supervisor.
  • Promote teamwork and a positive work environment.
  • Ensure timely management of personnel-related administrative tasks.
  • Conduct regular inspections to maintain community standards and address repair needs.
  • Guarantee the quality and readiness of marketable apartments.
  • Ensure all service requests are documented and communicated to maintenance.
  • Perform additional duties as required.

Qualifications:

  • A minimum of 3-5 years of experience in multifamily property management.
  • Proficiency in Entrata is preferred.
  • Experience in commercial property management is a plus.
  • A positive and proactive attitude is essential.
