Position Summary

Blue Castle Agency is seeking a skilled Property Manager to oversee the daily operations, financial oversight, and tenant engagement for one of our premier luxury residential communities. The successful candidate will possess a solid background in managing upscale apartment complexes and demonstrate exceptional leadership, communication, and problem-solving abilities.

Key Responsibilities
  • Resident Engagement: Build and maintain positive relationships with residents, promptly addressing their needs and concerns to ensure high levels of satisfaction and retention.
  • Leasing and Promotion: Manage the leasing process, including property showings, lease applications, and execution of leases. Develop and implement effective marketing strategies to attract and retain residents, and maintain online advertising and social media presence.
  • Financial Oversight: Prepare and manage the property's budget, monitor expenditures, and maximize revenue. Ensure timely rent collection and manage any delinquencies.
  • Property Upkeep: Coordinate and supervise maintenance activities, ensuring the property is well-maintained and adheres to safety standards. Schedule regular inspections and manage vendor relationships.
  • Team Management: Lead and support on-site staff, fostering a positive and productive work environment. Provide training and development opportunities for team members.
  • Regulatory Compliance: Ensure adherence to all local, state, and federal regulations. Prepare and submit necessary reports to senior management and assist with risk management activities, including insurance claims and emergency response procedures.

Qualifications
  • 2-5+ years of experience in a Property Manager or Community Manager role within luxury residential settings.
  • Proven track record of building and retaining high-performing teams.
  • Strong relationship-building skills with clients, investors, and vendors.
  • Experience in budget and/or P&L management.
  • Proficiency in Property Management software (e.g., OneSite, Realpage, Yardi).
  • Familiarity with industry software, applications, and computer programs.
  • Excellent written and verbal communication skills.
