We are seeking a highly skilled and experienced Director of Maintenance to join our team at Aston Gardens at Pelican Pointe. As a key member of our operations team, you will be responsible for ensuring the smooth operation and maintenance of our community's buildings, grounds, and mechanical assets.

Responsibilities:

  • Supervise and manage the maintenance team to ensure the upkeep of our community's facilities and grounds.
  • Develop and implement a comprehensive preventative maintenance program to minimize downtime and ensure the longevity of our assets.
  • Oversee the execution of all housekeeping, laundry, and transportation services throughout the community, in accordance with established guidelines and community policies.
  • Develop and maintain vendor relationships and negotiate contracts for maintenance services as needed.
  • Conduct regular inspections of apartments prior to occupancy to ensure they meet our high standards.
  • May be required to respond to after-hours maintenance emergencies as needed.
  • Review and analyze monthly financial statements to identify areas for improvement and implement cost-saving measures.
  • Process and submit monthly expenses and budget data in a timely manner.
  • Ensure transportation vehicles are maintained in good working condition and regularly inspected for safety and cleanliness.
  • Oversee the safe transportation of residents from the community to their destinations.

Qualifications:

  • High School Diploma or Bachelor's/Technical degree in a related field.
  • Four years of maintenance supervision experience with a focus on HVAC, plumbing, and electrical systems.
  • Working knowledge of machinery, tools, repair techniques, and related repair methods.
  • Experience with electrical systems, phone systems, fire panels, emergency response systems, and disaster preparedness.
  • Proficient in Microsoft Office and able to handle multiple priorities.
  • Ability to provide leadership and motivate others to perform well.
