Job OverviewPosition Summary:
As a Facilities Maintenance Manager, you will oversee the management of projects, upkeep, and repairs related to electrical, plumbing, heating, ventilation, air conditioning (HVAC), and other essential building systems. This role entails supervising the maintenance of properties, grounds, and equipment independently, as this position does not include a team to manage. You will report directly to the Property Manager.
Key Responsibilities:
  • Conduct interviews and provide training for maintenance personnel.
  • Organize and supervise work schedules and tasks.
  • Perform timely and constructive performance evaluations.
  • Implement company policies and manage disciplinary actions in coordination with the Property Manager and Corporate HR.

Core Duties:
  • Oversee daily operations of the maintenance department.
  • Evaluate systems or facilities to identify necessary maintenance or repairs.
  • Assess building systems to effectively plan work assignments and project timelines.
  • Develop and implement maintenance procedures and schedules.
  • Engage outside contractors when required.
  • Coordinate renovation and new construction projects with vendors and management.
  • Ensure that maintenance and repair tasks are completed accurately and promptly.
  • Maintain adequate inventory and supplies.
  • Identify purchasing needs while adhering to budget constraints.
  • Track serial numbers and locations of units.
  • Maintain logs for equipment inventory, pool maintenance, refrigerant management, and capital improvements.

Essential Skills and Qualifications:
  • In-depth knowledge of building systems, including plumbing, electrical, pool maintenance, and HVAC.
  • Strong time management, organizational, analytical, safety, and problem-solving abilities.
  • Capability to identify issues and determine necessary repairs.
  • Proficient in planning maintenance schedules for building systems.
  • Exceptional management and supervisory skills.
  • Familiarity with Google Suite or similar software and basic computer proficiency.
  • Ability to interpret blueprints, building plans, and repair manuals.
  • Possession of a valid driver’s license and reliable transportation for job requirements.
  • Excellent communication and customer service skills when interacting with residents and vendors.

Education and Experience Requirements:
  • High school diploma or equivalent preferred.
  • A minimum of five years of maintenance experience is required.
  • Preferred certifications include pool certification, EPA certification, HVAC certification, and Fair Housing Training.

Physical Demands:
  • Ability to navigate the property and facilities to diagnose building issues and plan repairs or maintenance.
  • Physical capability to perform repairs as necessary.
  • Prolonged periods of sitting, standing, bending, climbing, or working at a desk and on a computer.
  • Must be able to lift heavy objects as needed.
  • Ability to work in various weather conditions.
