Property Manager

The Property Manager is responsible for the day-to-day operation of the apartment community and building(s). This role requires providing quality service to residents, efficient operation of the property, and completion of required administrative tasks. The Property Manager reports to the Regional Property Manager.
Key Responsibilities- Manage the leasing process from initial application to move-in, ensuring timely and satisfactory completion.
- Coordinate move-in dates with maintenance rent-ready dates, ensuring a smooth transition for residents.
- Code invoices in a timely and accurate manner for approval, maintaining resident records to comply with affordable housing and state regulations.
- Manage customer service requests, ensuring timely and satisfactory completion, and maintain a positive community image of the property.
- Ensure the property meets financial performance goals, and maintain waiting lists in accordance with federal regulations.
- Enforce agency regulations, lease terms, and house rules, and recruit for the onsite team.
- Oversee maintenance staff timecards, accurately code daily time in the timecard reporting system, and perform other related duties as assigned.
- High school diploma or equivalent required; training in property or real estate management preferred.
- 1-2 years of hospitality, office management, or administrative experience; professional training may substitute for experience.
- Ability to effectively manage and solve problems, take direction from a supervisor, and work in a collaborative manner as a member of a site team.
- Excellent time management skills, ability to use a computer for property management software, word processing, spreadsheets, email, and web browsing, and ability to write legibly.
- Ability to relate professionally with vendors, residents, and coworkers, and excellent verbal and written communication skills to communicate effectively with people from diverse backgrounds.
- Ability to monitor budgets, be flexible to change work plans, and maintain a professional personal appearance.
- Ability to comprehend and effectively manage complex regulatory requirements, and familiarity with laws, regulations, and best practices applicable to Fair Housing.
The Property Manager will work in an office/building environment, with limited travel required for training opportunities and to run errands or travel between properties as needed.
