Job Summary

The Property Operations Manager is responsible for the day-to-day management of the apartment community and building(s). This role requires providing quality service to residents, ensuring efficient operation of the property, and completing required administrative tasks. The Property Operations Manager reports to the Regional Property Manager.

Key Responsibilities

  • Code invoices in a timely and accurate manner for approval.
  • Maintain resident records to comply with affordable housing and state regulations.
  • Ensure property management software accurately reflects the current operational circumstances at all times.
  • Collect rent and other income, and properly deposit and record receipts in a timely manner.
  • Prepare and deliver notices to residents (lease violations, termination, inspection, work order, etc.).
  • Coordinate move-in dates with maintenance rent-ready dates.
  • Manage the leasing process from initial application to move-in.
  • Enforce fair housing and landlord-tenant laws and regulations.
  • Effectively market the property to meet occupancy goals and build a positive community image.
  • Ensure the property meets financial performance goals.
  • Manage customer service requests and ensure timely and satisfactory completion.
  • Collaborate with the site team and residents to create a healthy community, facilitate on-site communication, and monitor property goals.
  • Maintain a waiting list in accordance with federal regulations.
  • Enforce agency regulations, lease terms, and house rules.
  • Ensure maintenance staff complete unit turns timely, process invoices timely, and maintain excellent curb appeal.
  • Recruit for the onsite team.
  • Oversee maintenance staff timecards and accurately code daily time in the timecard reporting system.

  • Excellent verbal and written communication skills to communicate effectively with people from diverse backgrounds.
  • Ability to monitor budgets.
  • Excellent interpersonal skills with good negotiation tactics.
  • Ability to commit to the mission and values of the organization.
  • Ability to be flexible to change work plans.
  • Proactive and independent with the ability to take initiative.
  • Ability to maintain a professional personal appearance.
  • Ability to drive a car and possess a valid driver's license.
  • Ability to comprehend and effectively manage complex regulatory requirements.
  • Ability to travel for training opportunities from time to time.
  • Familiarity with laws, regulations, and best practices applicable to Fair Housing.
  • Proficient with property management, Microsoft Office Suite, and other related software.

Work Environment

The Property Operations Manager will work in an office/building environment with limited travel required for errands or training events.

Education and Experience

A high school diploma or equivalent is required, with training in property or real estate management preferred. 1-2 years of hospitality, office management, or administrative experience is also required.
