The Regional Property Manager is responsible for overseeing the performance and profitability of a portfolio of residential community properties within a designated region. This includes managing budgets, expenses, and financial goals while providing exceptional service and support to owners and residents.
Key Responsibilities- Develop and implement marketing and operational plans to achieve occupancy and financial goals.
- Monitor and report on financial and operational aspects of each property to owners, asset management, and operations.
- Makes recommendations to owners, asset management, and operations regarding capital improvements and operational matters.
- Identify and advise on potential fee management opportunities.
- Implement company policies and procedures, monitoring occupancy, expenses, and delinquencies.
- Conduct on-site inspections and approve invoices and service contracts.
- Determine rental rates and concessions based on market conditions.
- Review and submit annual budgets for each property.
- Analyze financial statements and provide variance reports to owners monthly.
- Ensure all on-site policies and procedures are performed according to company policy.
- Develop and/or review annual budgets, including capital expenditures.
- Submit policy deviations and all legal matters of the property.
- Review and submit unbudgeted expenditures over $5000.
- Hire, manage, and lead staff overseeing property management operations.
- Coach and mentor property management team members, ensuring effective management at all levels.
- Support managers through management development and supervisory programs.
- Ensure effective onboarding and training plans for new hires.
- Hire and develop exceptional talent to meet current and future staffing needs.
- Foster strong interdepartmental relationships and collaborate with other departments.
- Bachelor's degree.
- Fluent in Spanish and English.
- CPM or CAPS designation preferred.
- 10+ years of related experience in multifamily property management.
- Experience working for a REIT preferred.
- Current supervisory experience with oversight of multiple direct reports.
- Ability to analyze financial statements and budgets.
- Ability to work in a fast-paced, collaborative, and results-driven environment.
- Exceptional organizational skills and verbal and written communication.
- Track record of being highly responsive to tenants and maintaining exceptional tenant satisfaction.
- Excellent analytical, critical thinking, and decision-making capabilities.
- Effective and nimble problem-solving capability.
- Ability to build collaborative, productive teams with internal and external groups.
- Ability to interact effectively with owners, residents, and staff.
- Ability to define problems, collect data, establish facts, and draw valid recommendations and conclusions.
- Ability to professionally and promptly respond to common inquiries or complaints.
