Position Summary:
The Assistant Project Manager will be integral to all phases of commercial construction, encompassing contract management, project execution from inception to completion, planning, development, scheduling, and the ongoing oversight of project results.
Key Responsibilities:
- Preparation of bids, initiation of projects, analysis of contract awards, submission of permits and regulatory documents, and establishment of project systems.
- Support in coordinating and reviewing drawings, submissions, specifications, modifications, and document management.
- Assistance in developing and maintaining project schedules and cost management systems, including forecasting.
- Facilitation of material procurement and coordination of delivery timelines.
- Preparation and tracking of payment requests, invoices, and cost estimates.
- Management of changes, including setup, documentation issuance for pricing, and change administration.
- Administration of subcontractor agreements, defining scopes of work, responding to RFIs, and overseeing document control while monitoring progress.
- Implementation of quality control, safety, and environmental programs.
- Coordination of project closeout documentation, including deficiencies, warranties, maintenance, and final payments.
- Act as the onsite quality manager for designated trades, ensuring subcontractor deliveries comply with approved submissions.
- Participation in project meetings and assistance to the Project Manager in preparing progress reports and meeting minutes.
- Distribution of proposal change documents to subcontractors/suppliers and assistance in gathering pricing or preparing change proposal requirements for internal review.
- Ensure that purchase orders and change orders are submitted to accounting.
- Foster and maintain client relationships.
- Assist with constructability reviews and support the development of construction documentation.
Qualifications:
- A minimum of 4 years of experience in Project Management, preferably in Construction.
- Bachelor's Degree in Construction Management or Engineering is preferred.
- Experience in institutional construction is advantageous.
- Proficiency in MS Office (Word & Excel) and virtual collaboration tools.
- Familiarity with CMIC and Procore is preferred.
- Willingness to travel as required.
- Strong analytical, organizational, and multitasking skills are essential for problem-solving and prioritizing tasks to meet deadlines.
- Excellent verbal and written communication skills, along with a proactive and positive attitude, are crucial.
