About the Role

Pacific Capital Management is seeking a seasoned Community Manager to oversee the daily operations of one of our 70-unit properties in Sacramento, California. As a key member of our team, you will be responsible for ensuring the financial profitability and value of the community.

Key Responsibilities
  • Financial management: Develop and implement budgets, forecasts, and cost control measures to improve net operating income.
  • Resident relations: Foster positive relationships with residents, vendors, and employees to ensure a smooth property operation.
  • Maintenance and repairs: Oversee maintenance personnel, inspect units, and manage capital and maintenance projects.
  • Staff supervision: Train and develop property team members, conduct performance evaluations, and maintain a positive work environment.
  • Marketing and leasing: Develop and implement marketing strategies to attract new residents and maintain occupancy levels.
  • Compliance and risk management: Ensure compliance with Fair Housing guidelines, California tenant-landlord laws, and other regulatory requirements.
Requirements
  • Bachelor's degree or equivalent experience as an Assistant Community Manager.
  • 3+ years of multi-family property management experience, preferably in a Community Manager or Assistant Community Manager role.
  • Strong analytical and problem-solving skills, with the ability to prioritize workload and manage challenging situations.
  • Excellent communication and interpersonal skills, with the ability to work effectively with residents, vendors, and employees.
  • Valid California Driver's License and ability to pass a pre-employment drug test and background check.
