Job Description

Job Title: Director of Maintenance

Job Summary:

The Director of Maintenance is a key member of the Elderwood team, responsible for ensuring the smooth operation of our facilities and grounds. This role requires a skilled and dedicated individual who can oversee maintenance operations, manage staff, and maintain a safe and healthy environment for our residents and staff.

Responsibilities:

  • Maintenance Operations:
    • Plan, direct, and supervise maintenance programs for assigned facilities, including heating, cooling, plumbing, water, gas, electrical, mechanical, oxygen, and communication systems.
    • Perform repairs and maintenance on various equipment and structural items, and inventory supplies.
    • Order and requisition supplies and equipment as needed.
  • Staff Management:
    • Orient, instruct, train, and supervise maintenance personnel.
    • Assign duties and evaluate work performance.
  • Record Keeping:
    • Maintain records of maintenance work performed and costs involved using the TELS system.
    • Run reports as needed/requested.
  • Communication:
    • Meet with Administration staff periodically to discuss maintenance needs and problems.
    • Coordinate work of maintenance department with other department functions.
  • Quality Assurance:
    • Participate in quality assurance programs as scheduled.
    • Conduct disaster drills upon request.
  • Other:
    • May be required to drive company vehicle.
    • Arrive to work on time, regularly, and work as scheduled.
    • Responsible for own transportation.
    • Observe and practice confidentiality of resident information and privacy when performing job duties.
    • Recognize and follow the dress code of the facility, including wearing a name tag at all times.

Qualifications:

  • High school diploma or equivalent.
  • Minimum three (3) years of experience in related areas of physical plant, electrical, plumbing, carpentry, and/or HVAC systems maintenance.
  • Demonstrated supervisory experience, including hiring, training, discharging, overseeing, scheduling departmental staff.
  • Extensive knowledge of Life Safety Codes and NFPA required, experience with USTs preferred.
  • Familiarity with using computer programs to place orders, manage inventory, etc.
  • Valid, current driver license in good standing.
  • Knowledge of OSHA regulations preferred.
