Job Summary

We are seeking a highly skilled Lease-Up Community Manager to join our team at Hines. As a key member of our residential portfolio management team, you will be responsible for managing the daily operations of our luxury new development, Baker's Place, in Madison, WI.

Key Responsibilities
  • Provide leadership and support to team members, ensuring each role has the tools and resources to meet and/or exceed their expectations.
  • Develop and implement budgets for the property, analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Meet targeted revenues by setting rent rates, collecting rent and fees, and preparing financial status reports.
  • Approve invoices from vendors, contractors, and service providers, ensuring validity of certificates of insurance.
  • Control expenditures by staying within the approved budget and managing the petty cash fund.
  • Oversee the lease enforcement process, approving prospective resident applications, conducting apartment inspections, and collecting late fees.
  • Promote resident satisfaction and retention by responding to complaints and taking appropriate action to resolve service issues.
  • Ensure the property's maintenance team complies with Hines's standards for responding to resident service requests.
  • Conduct regular property inspections to ensure the physical aspects of the property meet established standards for safety, cleanliness, and appearance.
Requirements
  • High school education or equivalent from an accredited institution is required; college degree preferred.
  • Two or more years' experience as a residential community/property manager or leadership role.
  • New Dev/Lease-Up experience strongly preferred.
  • Student housing preferred, but not required.
  • Proficiency in Microsoft Office and property management software.
  • Strong customer service orientation and excellent verbal and written communication skills.
