Job Summary

We are seeking a highly skilled and motivated Assistant Property Manager to join our Birchstone team. As a key member of our property operations team, you will provide exceptional support to our Property Manager and contribute to the success of our community.

Key Responsibilities
  • Assist the Property Manager in overseeing daily property operations, ensuring adherence to Birchstone standards and exceptional resident satisfaction.
  • Provide top-notch customer service to residents, creating memorable experiences through personal relationship building.
  • Support the leasing and service teams, ensuring Fair Housing guidelines are followed and resident applications are verified.
  • Lead rent collection efforts, post rental collections, and oversee accounting functions for the property.
  • Assist with evictions, utility cut-offs, and other property-related tasks as needed.
  • Oversee the renewal process, creating and delivering renewal notices, reviewing lease renewals, and addendums.
  • Review, maintain, and update resident lease files and computer records.
  • Inspect units after move-outs, documenting and photographing condition, and ensure make-ready units are ready for new residents.
  • Handle resident concerns, delivering exceptional customer service and ensuring resident satisfaction.
  • Ensure all applicable permits are current, and process forms, reports, and administrative information.
  • Provide suggestions for improving overall efficiencies and processes, maintaining market familiarity, and suggesting pricing changes.
  • Research new resident amenities, activities, and programs that add value to the property and drive revenue.
  • Assist with team member training on proper resident service and leasing techniques and best practices.
  • Frequently walk the grounds to ensure the property and units are show-ready, Birchstone standards and values are upheld, and procedures are followed.
  • Assist with the implementation and monitoring of corporate and area/region-specific initiatives.
  • Provide support and assistance in the execution of special projects and assignments, including capital improvement project management and monitoring project progress.
  • Participate in regular meetings with the Property Manager and act as a resource to property team members.
Requirements
  • High School Diploma or Equivalent required; Bachelor's degree in Business, Sales, or related field preferred.
  • Two or more years of work experience in multi-family, Conventional/Market Rate, Class A and Class B communities preferred.
  • Two or more years of work experience in residential leasing and/or sales experience preferred.
  • One or more years of work experience in a lead or supervisory role preferred.
  • Certified Property Manager (CPM), Certified Apartment Manager (CAM), and/or Accredited Residential Manager (ARM) certifications preferred.

Valid driver's license required.
