Job Summary

We are seeking a skilled HVAC Technician to join our team at Unavailable. As a key member of our maintenance team, you will be responsible for ensuring the smooth operation of our mechanical systems, including heating, ventilation, and air conditioning (HVAC) systems.

Key Responsibilities
  • System Installation and Maintenance: Install, calibrate, inspect, balance, service, repair, and maintain electronic and/or pneumatic controls for HVAC systems, including testing equipment to confirm it is installed and operates according to manufacturer's specifications.
  • Equipment Repair and Maintenance: Install, service, test, and repair hospital and commercial refrigeration equipment, compressors, air conditioning systems, including heat pumps and ventilation equipment; lubricate motors and other moving parts; repair old components or wiring; check and adjust A/C refrigeration levels; replace malfunctioning parts; monitor and adjust heat and air conditioning in buildings using automated building monitoring and control systems.
  • Troubleshooting and Diagnostic: Test and troubleshoot methods to determine malfunctions and/or causes of breakdowns of all assigned equipment; remove, repair, and/or replace faulty parts; retest and make required adjustments/modifications to restore complete and proper operation; reassemble repaired systems.
  • Predictive and Preventative Maintenance: Perform scheduled, predictive, corrective, and preventative maintenance on all assigned system/equipment/components and on connected/related equipment that is essential to the proper operation of HVAC equipment; set up and/or follow preventive maintenance schedule and determine extent of work and parts needed; plan shutdowns for maintenance repair pumps, including chill water, heating water, and condensation pumps; assure that maintenance work is performed in accordance with organizational requirements.
  • Equipment Inspection and Monitoring: Complete routine rounds to maintain awareness of the hospital's physical plant relative to HVAC-R duties, including checking equipment temperatures and pressure and identifying mechanical system irregularities; troubleshoot and diagnose electrical and mechanical device malfunctions or failures in HVAC and related equipment and perform skilled repairs to correct problems; escalate complex/unresolved issues to appropriate party per established procedures.
  • Equipment Replacement and Maintenance: Replace, repair, and maintain machinery and mechanical equipment such as damaged or worn heating ventilation and A/C parts in accordance with diagrams, sketches, operation manuals, and manufacturer's specifications using hand and power tools and precision measuring/testing instruments; replace defective breaker controls, thermostats, switches, fuses, and electrical wiring to repair installed units, using electrician's hand tools and test equipment.
  • Testing and Measuring: Operate and maintain fluid and electronic testing and measuring instruments, such as manometers, air flow and liquid flow meters, volt meters, ammeters, and potentiometers; keep records of work performed and supplies used; use such tools as drill presses, grinders, bandsaws, hand drills, testers, welding equipment, soldering guns, small hand tools, and specialized apparatus; estimate and order materials and supplies needed to maintain equipment in good working condition.
  • Parts and Supplies Management: Recommend and/or order necessary parts and supplies for installation, service, and repair of assigned equipment; report, organize, and maintain records of parts and materials ordered and purchased for service and repair.
  • Customer Service and Communication: Respond to trouble calls, customer complaints, equipment failures, and work requests; maintain all applicable records required by City, State, and EPA regulations/mandates and refrigerant transition/recovery; update servicing and preventative maintenance documentation and related automated systems.
  • System Optimization: Observe pressure and vacuum gauges and adjust controls to facilitate proper operation; start units and adjust for proper cut-in and cut-out of refrigeration, air conditioning, humidifiers, heaters, air cleaners, and circulating pumps.
  • Project Support: May assist in the preparation of bid specifications for building repair and modifications and for the repair and maintenance of specialty items.
Requirements

We are looking for a highly skilled and experienced HVAC Technician who possesses the following qualifications:

  • Education and Experience: Successful completion of a recognized HVAC-R technical/apprenticeship training program and four years of related HVAC-R work experience that would demonstrate attainment of the requisite job knowledge/abilities. Work experience in a large industrial or healthcare facility is preferred.
  • Licensure and Certification: Washington State Journey (06) Electrician certificate or equivalent per RCW; EPA Section 608 (Clean Air Act) Technician Certification; Certified to use Freon.
  • Job Knowledge and Abilities: Knowledge of standard practices, methods, materials, tools, and equipment used in mechanical trades and HVAC work, including principles of operation of HVAC systems; occupational hazards and safety practices of HVAC trade. Knowledge of the testing, inspecting, maintenance, and repair of assigned equipment, including heating and ventilation, pneumatic controls, electrical controls, chillers, boilers, pumps, and piping, laboratory ventilation, refrigeration, electricity, and HVAC controls. Knowledge of applicable building/regulatory standards, codes, and related requirements and general construction methods/procedures sufficient to perform the duties of the position. Ability to read, understand, and interpret mechanical blueprints, wiring diagrams, electrical schematics, and manufacturer's operations manuals and to identify, evaluate, and troubleshoot electrical and mechanical problems. Ability to use automated building monitoring and control systems, estimate time and materials; use arc and gas welding equipment and use all types of hand and power tools relating to HVAC-R work. Ability to demonstrate expertise in refrigeration, electric controls, pneumatic controls, pipe fitting, steam, pump, chilling, and condensing water systems and to troubleshoot, diagnose, and resolve (within scope of position) routine and emergent issues. Ability to understand the interaction of various HVAC systems and how each component functions in conjunction with other components to impact operations of the system as a whole. Ability to demonstrate understanding of related OSHA requirements and safe working techniques/procedures and to maintain compliance with all applicable codes and regulatory requirements. Ability to execute work orders in a timely and efficient manner and document all work performed in accordance with established procedures. Ability to use office equipment and automated systems/applications/software at an acceptable level. Ability to establish and maintain effective working relationships as required by the duties of the position.
