Maintenance Technician Job Description

Eden Housing is seeking a skilled Maintenance Technician to join our team. As a Maintenance Technician, you will be responsible for performing routine maintenance and repairs on our properties, ensuring that they are safe and habitable for our residents.

Key Responsibilities:
  • Perform routine maintenance and repairs on properties, including plumbing, electrical, carpentry, and painting.
  • Utilize Yardi software to create and complete work orders and sync daily.
  • Communicate with residents regarding delays in completing work orders.
  • Conduct daily inspections of properties to identify deficiencies and create work orders as needed.
  • Complete quarterly property inspections and annual unit inspections using a phone or tablet, including photos of deficiencies.
  • Notify the Community Manager of habitability concerns or other deficiencies identified during inspections or work orders.
  • Assist in custodial work and cleaning of common areas, including sweeping, mopping, vacuuming, emptying trash, and window cleaning.
  • Assist in grounds work as needed, including ensuring trash enclosures are free of overflowing trash.
  • Utilize a cell phone to record time worked and lunch breaks.
  • Participate in company meetings and trainings using Zoom and Teams, adhering to company standards for camera use.
  • Actively participate in the Teams group - Property Operations Maintenance.
  • Engage professionally with residents, handling concerns and adversity with tact and diplomacy.
  • Be on time for training sessions and company meetings.
  • Attend and actively participate in monthly on-site safety meetings.
  • Participate in an on-call emergency schedule for evening, weekend, and holiday coverage of properties.
  • Maintain knowledge of water, gas meter cutoffs, building and fixture cutoffs, sewer cleanouts, and maps and diagrams of each property with assigned HUB.
  • Be a member of the property's emergency response plan team.
  • Assist other team members, participate in team days, and company events.
Requirements:
  • Minimum of one year's experience in a maintenance or construction environment.
  • High school diploma or GED.
  • Demonstrated experience with preventative and ongoing maintenance of a property.
  • Ability to work with minimal supervision.
  • Attentive to detail.
  • Desirable second language skills may vary site by site.
  • Ability to demonstrate skilled use of tools.
  • Reliable automobile transportation to transport tools, materials, and equipment from property to property.
  • Valid California Driver's License and insurance.
Language, Math, and Reasoning Skills:
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to contribute to routine written reports and correspondence.
  • Ability to communicate effectively with residents or employees of the organization.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rate, ratio, and percent.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee frequently works in outside weather conditions and is frequently exposed to fumes or airborne particles.

The employee occasionally works near moving mechanical parts and in high, precarious places and is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals, risk of electrical shock, and vibration.

The noise level in the work environment is typically moderate and occasionally loud.
