As a Property Maintenance Supervisor at GHP Management, you will be instrumental in fostering a high-quality living environment for our residents by ensuring that our properties are maintained to the highest standards. Your role will significantly impact the overall reputation of GHP, as the visual appeal of our communities is a key factor in resident satisfaction.

REPORTS TO: Maintenance Manager

KEY RESPONSIBILITIES:

Customer Engagement:

  • Foster a sense of community and provide an exceptional living experience for residents.
  • Greet and assist every guest and resident warmly.
  • Support residents and guests by offering assistance, such as holding doors, picking up dropped items, providing directions, and aiding individuals with disabilities.
  • Exemplify service excellence by embodying company values and adhering to policies and initiatives.
Maintenance Duties:
  • Exhibit diligence through the timely completion of daily repairs and upkeep of the community.
  • Prepare vacant units for new occupants.
  • Maintain comprehensive knowledge of GHP policies and community regulations, including OSHA standards and safety protocols.
  • Ensure high-quality outcomes for residents by completing repairs thoroughly and promptly, following supervisor directives.
  • Perform basic plumbing tasks.
  • When necessary, undertake unit painting projects to meet market readiness.
  • Conduct appliance repairs and services.
  • Handle simple electrical tasks.
  • Execute basic carpentry work.
  • Demonstrate advanced technical skills relevant to community repair needs.
  • Act as the Senior Maintenance Technician, responsible for more complex repair tasks.
  • Mentor fellow Maintenance Technicians, aiding in their professional development and skill acquisition.
  • Fulfill additional duties as assigned.
ADDITIONAL RESPONSIBILITIES:
  • Serve as the Senior Maintenance Technician, overseeing complex tasks.
  • Guide and mentor other Service Technicians in their skill development.
  • In the absence of the Maintenance Manager, delegate tasks to Service Technicians and provide direction on work orders.
  • Assist the Maintenance Manager with unit inspections to ensure all punch lists are completed and units are ready for occupancy.
QUALIFICATIONS:
  • A commitment to delivering an outstanding experience for residents and colleagues in a dynamic environment.
  • A personable, positive, and team-oriented attitude.
  • 2-5 years of experience in property management or hospitality in a technical role.
  • HVAC certification is a plus.
  • A High School Diploma or equivalent.
  • Ability to comprehend basic verbal and written instructions.
  • Strong organizational skills and the ability to manage multiple tasks.
  • May require operation of a golf cart.
PHYSICAL REQUIREMENTS:
  • Commitment to fostering a safe, respectful, and productive workplace.
  • Regular physical attendance is essential.
  • Frequent movement, including ascending and descending stairs in and around apartment homes and the community.
  • Ability to bend, stoop, reach, and lift regularly.
  • Frequent lifting/moving/carrying of up to 25 lbs.
  • Occasional lifting/moving/carrying of up to 50 lbs. with or without assistance.
  • Ability to work with chemical cleaning solutions.

Salary Range: $28.00-$30.00 per hour, depending on experience.
