POSITION SUMMARY

This role will report directly to the Regional Property Supervisor and will ensure ongoing communication with management. The responsibilities encompass overseeing multiple properties, maintaining high standards of ethics, cleanliness, and fostering a sense of safety, security, and community pride. The position requires the use of a personal vehicle for company-related tasks; therefore, candidates must pass a motor vehicle history check, hold a valid driver's license, and maintain appropriate insurance coverage.

JOB REQUIREMENTS

Rent Collection:

  • Be available to collect payments from tenants as necessary.
  • Provide receipts for all collected payments.
  • Organize payments for efficient handover to the supervisor.
  • Gather check-in documentation for new residents.
  • Document and report any damages after tenant move-outs.
  • Conduct apartment showings for prospective tenants.
  • Respond to leasing inquiries via phone.
  • Report delinquencies and maintain resident files in the management software.

Community Relations:

  • Build and maintain positive relationships with community members.
  • Exhibit professionalism and ethical behavior at all times.
  • Communicate regularly with management.
  • Respond to calls and emails from tenants and vendors promptly.
  • Enforce community guidelines and monitor surveillance systems as applicable.
  • Provide orientation for new residents regarding community rules and emergency procedures.
  • Issue notices to tenants as required.
  • Ensure tenant bulletin boards are updated with necessary information.
  • Assist tenants who are locked out of their apartments.
  • Address emergency situations as needed.
  • Maintain a professional appearance in all interactions.

Property Operations:

  • Conduct daily inspections of community areas.
  • Process move-ins and move-outs, ensuring all documentation is completed.
  • Verify that vacant units are ready for rental.
  • Report tenants who violate community rules to the supervisor.
  • Coordinate pest control services and maintain service logs.

Facility Cleaning:

  • Monitor cleanliness of community areas and report issues.
  • Ensure trash is disposed of properly.
  • Keep common areas organized and free of clutter.
  • Notify management when cleaning supplies are needed.

Facility Maintenance:

  • Organize and manage keys for easy access.
  • Report maintenance issues through the management software.
  • Document any vandalism or damage to property.
  • Facilitate access for vendors and contractors as necessary.
  • Maintain accurate records of property activities.
  • Provide maintenance request forms to tenants and ensure they are submitted correctly.

Qualifications:

  • Effective communication skills with tenants and management.
  • Positive customer service attitude.
  • Flexibility to work varied hours, including weekends.
  • Ability to learn and use company software proficiently.
  • Bilingual in English and Spanish is preferred.
  • Clean background check and drug test required.
  • Timely submission of timesheets and logs is essential.
  • Reliable transportation is necessary.

Compensation:

This is a full-time position with an hourly rate based on experience, paid biweekly. Benefits include employer-sponsored health insurance after a probationary period, paid vacation accrual, mileage reimbursement, and access to company-issued equipment.
