Job Description

**Key Responsibilities:**

  • Perform routine maintenance tasks to ensure the physical quality of assigned properties.
  • Diagnose and resolve maintenance issues in areas such as HVAC, electrical, plumbing, and carpentry.
  • Communicate with maintenance supervisors and residents regarding work status and issues.
  • Conduct property inspections, address issues, and alert maintenance supervisors of items requiring attention.
  • Work on-call and perform emergency maintenance tasks as required.
  • Participate in special projects and perform other related duties as assigned.
Requirements

**Essential Qualifications:**

  • High School Diploma or G.E.D. required, with four (4) years of relevant experience in construction or maintenance.
  • Possession of a valid Indiana Driver's License.

**Desirable Skills:**

  • General knowledge of plumbing, electrical, painting, carpentry, and property maintenance trades.
  • Knowledge of equipment and appliance usage and minor repair.
  • Knowledge of safety, fire prevention, and first aid techniques.
  • Knowledge of building maintenance practices and principles.
  • Exceptional skills in measurement and mathematical calculations.
  • Skilled in making sound judgment and decision making.
  • Excellent problem-solving, analysis, and resolution.
  • Excellent oral and written communication.
  • Demonstrate prompt regular work attendance.

**Computer and Administrative Skills:**

  • Average abilities using computer software such as MS Word and Outlook.
  • Capable of using internet resources for research and developing reports.
  • Proficient in operating and troubleshooting personal and laptop computers.
Physical Demands

Operate motor vehicle in order to visit various sites and properties. Frequently move about the interior and exterior of assigned property. Work in a variety of conditions and locations including on ladders, rooftops, confined areas, underground spaces, etc. Lift and carry items weighing more than 50 pounds.

Work involves the normal risks or discomforts associated with an office environment, and those associated with the on-site inspection of buildings/construction sites. The employee may be exposed to hazardous conditions and weather extremes.
