Role Overview

COLONIAL PINES

The Maintenance/Service Technician will report directly to the Maintenance Superintendent and will be tasked with executing make-ready repairs on all vacant units before new residents move in.

Key Responsibilities

  1. Complete repairs on make-ready units promptly.
  2. Be available for 24-hour on-call duty as scheduled by the Maintenance Superintendent, responding to on-call notifications.
  3. Support the Maintenance Superintendent or Housekeeper with their tasks as needed.
  4. Aid Grounds personnel in clearing out units when necessary.
  5. Assist the Maintenance Superintendent with managing inventory and utilizing maintenance materials and supplies effectively.
  6. Inspect the property for potential improvements and repairs, discussing findings with the Maintenance Superintendent.
  7. Address work order requests as required.
  8. Collaborate with the Maintenance Superintendent on maintenance requests.
  9. Ensure that the grounds remain litter-free at all times.
  10. Operate and conduct scheduled maintenance on all equipment appropriately.
  11. Be knowledgeable about the locations of gas and water meter emergency cut-offs, all apartment and fixture cut-offs, and sewer clean-outs.
  12. Paint interiors and exteriors as needed.
  13. Maintain a professional appearance in uniform and uphold a positive attitude consistently.
  14. Prioritize personal hygiene and cleanliness while performing job duties.
  15. Recognize the significance of a positive attitude and teamwork, fostering good relationships with colleagues.
  16. Be willing to assist at other sites when required and be adaptable to transferring to different properties if necessary.
  17. Support the Property Manager or other staff members upon request.
  18. Approach work orders with a mindset of completing tasks on the same day.
  19. Review work orders daily with the Maintenance Superintendent.
  20. Perform additional duties as assigned by the Property Manager or Maintenance Superintendent.
  21. Adhere to the policies outlined in the Employee Handbook.
  22. Keep the Maintenance shop organized and clean at all times.
  23. Be readily available in case of snow-related emergencies.
  24. Follow the Maintenance General Operating Policies.
  25. Participate in after-hours on-call duties on a rotating schedule.
  26. Must possess reliable transportation.
Required Qualifications
  • HVAC skills - CFC certification
  • CPO certification is preferred
  • Proficiency in plumbing, electrical work, and carpentry
  • Familiarity with SDS and OSHA regulations
  • 608 Refrigerant Certification is preferred but not mandatory; training will be provided if necessary.
