Position Overview:
A full-time opportunity is available for a skilled individual at The West Elmwood Development scattered sites (6) with expertise in electrical, plumbing, carpentry, HVAC, boilers, and general maintenance tasks.

This role requires the ability to work independently and adapt to shifting priorities. It is an outstanding opportunity for someone who has proven their ability to foster and maintain positive resident relations, supervise maintenance personnel, and effectively prioritize and organize both maintenance and administrative responsibilities.

The ideal candidate must possess strong communication skills to interact effectively with a diverse range of First Realty Management employees, site staff, residents, vendors, contractors, suppliers, and others involved in servicing the company and property.

Proficiency with computers is essential, along with the ability to learn and effectively utilize various software programs such as Microsoft Outlook, ADP, Real Page, and ePMX. A service-oriented mindset and pride in one's work are crucial.

Regular Work Schedule:
40 hours per week, Monday-Friday (8 am – 4:30 pm)

Key Responsibilities:

  • Prepare vacant units by repairing, refurbishing, and cleaning as needed according to site checklists, turnover schedules, and company standards.
  • Assign daily tasks to staff and call in site personnel as necessary for emergencies.
  • Collaborate with the manager on budgets and planning items.
  • Manage inventory control and purchasing in conjunction with the manager.
  • Communicate daily with the site manager to update on-site issues.
  • Assume on-call responsibilities for lost keys and emergencies such as plumbing and electrical issues, shared with others as applicable.
  • Coordinate contracts and oversee contractor activities in collaboration with the manager.
  • Respond to daily emergency and routine service work orders promptly and professionally.
  • Maintain the site's appearance by collecting and disposing of refuse from common areas daily.
  • Perform snow removal duties, including shoveling, salting/sanding, and operating necessary equipment.
  • Conduct preventative maintenance according to site requirements.
  • Participate in annual apartment inspections as assigned.

Additional Responsibilities:
Adapt to changes in the organization and property by taking on additional responsibilities as needed, including visiting other sites, in accordance with the union contract.

Work overtime as required for snow removal and maintain a clean, well-groomed appearance while wearing company-issued uniforms. Always be courteous to residents.

Qualifications:

  • Ability to respond effectively to site emergencies.
  • Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance tasks.
  • Strong prioritization skills.
  • Ability to arrive promptly at the site to address emergencies.
  • Basic computer skills to utilize First Realty computer programs.
  • Ability to read product instructions and safety materials.
  • Accurate completion of work orders.
  • Effective communication with site staff and residents.
  • Ability to follow directions.
  • Safe operation of snow equipment, such as trucks, skid loaders, and snow blowers.
  • Safe use of power tools, including saws and drills.
  • Must pass a pre-employment physical prior to starting work.
