POSITION SUMMARY:
The primary responsibility of the Maintenance Supervisor is to oversee the execution of routine, preventive, and emergency maintenance tasks within the hotel. This role involves both personal engagement in maintenance duties and the effective management of maintenance personnel.
KEY RESPONSIBILITIES:
- Delegate tasks to oneself and maintenance staff members.
- Monitor the progress of tasks to ensure they are completed in a timely and effective manner.
- Collaborate with the Regional/Chief Engineer to prioritize and schedule all maintenance tasks, work orders, and special projects.
- Provide prompt and professional service to guests regarding their maintenance needs.
- Ensure compliance with safety regulations and standards.
- Implement and adhere to lockout/tagout procedures.
- Maintain all tools and equipment in proper working order and ensure they meet safety standards.
- Secure all maintenance tools and equipment.
- Keep storerooms and work areas organized and clean.
- Work with the Regional/Chief Engineer to maintain the cleanliness and functionality of outdoor areas, including pools and fitness facilities.
- Demonstrate proficiency in basic building maintenance tasks such as wall repairs, tile work, and painting.
- Conduct property inspections to ensure cleanliness and security.
- Address cleaning and maintenance requests as directed by the front desk.
- Manage the ordering of chemicals and oversee regular maintenance of the pool and fitness areas.
- Respond to guest inquiries and resolve any maintenance-related concerns.
- Assist in training staff and ensure adherence to safety protocols.
- Prepare and maintain function rooms as needed.
- Schedule shifts and breaks for maintenance associates.
- Exhibit leadership through effective communication with team members, guests, and vendors.
- Participate in mandatory meetings and hotel events.
- Adhere to all company policies and standards as outlined in the employee handbook.
- Perform additional duties as required.
SUPERVISORY RESPONSIBILITIES:
- Ability to lead and manage a team effectively.
- Strong management and supervisory skills.
EQUIPMENT USED:
- Computers.
- Electrical and manual tools necessary for maintenance tasks.
EDUCATION REQUIREMENTS:
- High School diploma or equivalent.
- Building/Maintenance Certification is advantageous.
EXPERIENCE REQUIREMENTS:
- Minimum of 1 year of relevant experience or a combination of education and experience.
- Previous experience in a hotel setting is preferred but not mandatory.
SKILLS AND CAPABILITIES:
- Valid Driver's License is required.
- Knowledge of safety codes and proper tool usage is essential.
PHYSICAL DEMANDS:
- Ability to lift and carry items weighing up to 50 lbs.
- Capable of bending, stooping, walking, and climbing ladders.
- Must have good vision, hearing, and communication abilities.
- Willingness to walk the property for extended periods to assess maintenance needs.
- Physical capability to perform repairs as necessary.
MENTAL DEMANDS:
- Effective communication skills are crucial for interaction with associates and guests.
- Basic mathematical skills for performing calculations related to maintenance tasks.
- Ability to follow instructions accurately, whether written or verbal.
- Conflict resolution skills are necessary.
WORKING CONDITIONS:
- Exposure to cleaning agents, solvents, and maintenance chemicals.
- Compliance with safety procedures is expected.
- Ability to work in close quarters with others while managing multiple tasks in a fast-paced environment.
- Professional conduct and communication are required at all times.
- Flexibility to work various shifts, including nights, weekends, and holidays as needed.
