Community Operations Coordinator

Position Summary:
KETTLER is seeking a Community Operations Coordinator to join our team, focusing on the management of a vibrant apartment community.
The Community Operations Coordinator, under the guidance of the Community Manager, plays a pivotal role in delivering exceptional service and overseeing the daily functions of the apartment community.
Key Responsibilities:
1. Oversee the administration of property operations and leasing office for a community with 400 or fewer units.
2. Assist the Community Manager in monitoring financial performance and achieving targeted net operating income (NOI).
3. Coordinate maintenance of property grounds and address service requests efficiently.
4. Foster a quality living environment for residents while ensuring a positive workplace for team members.
5. Collaborate with the marketing team to optimize occupancy rates within the community.
6. Manage aged delinquency collection processes effectively.
7. Execute all move-in and move-out procedures to ensure accurate resident ledger accounting.
8. Process all lease renewals in a timely manner.
9. Handle leasing overflow, including apartment showings and follow-ups on inquiries.
10. Deliver outstanding customer service to both residents and prospective tenants.
11. Assist in managing efficient rental collections, rent postings, and daily financial deposits.
12. Contribute to the achievement of team objectives, leasing targets, and resident retention goals.
13. Support outreach initiatives that effectively promote the community.
14. Stay informed about the local market and mentor team members to enhance their understanding.
15. Lead by example to cultivate a high-performing, customer-centric team.
16. Enhance resident satisfaction and support the attainment of community goals.
17. Perform additional duties as assigned.
Qualifications:
1. Minimum of 2 years of experience in residential property management or a Bachelor’s Degree in a relevant field.
2. Proficient in computer applications, particularly Microsoft Office Suite.
3. Demonstrated success in the leasing process.
4. Familiarity with applicable landlord-tenant laws, fair housing regulations, and other legal aspects of property management.
5. Excellent verbal and written communication skills, with the ability to engage professionally with residents and clients.
6. Strong skills in financial analysis, budgeting, and profit and loss management.
7. Experience in luxury or market-rate property segments is preferred.
8. Comprehensive knowledge of property management software systems.
9. If located in New Jersey, must obtain a Real Estate License within 120 days of hire.
