Position Overview:

Macdonald & Company is seeking a highly skilled Director of Asset Management to oversee our extensive portfolio of affordable housing properties. This role is pivotal in ensuring effective communication between ownership and third-party property management firms. The primary focus will be on optimizing asset performance and executing strategic business plans.

Key Responsibilities:

  • Drive asset performance by formulating and implementing strategic asset management plans; oversee property cash flow and manage significant repair and maintenance projects.
  • Gain a comprehensive understanding of each property’s unique challenges, evaluate the execution of strategic initiatives, assess operational and management performance, and pinpoint areas for enhancement. Supervise and coordinate capital improvement projects executed by contractors and external vendors.
  • Establish robust relationships with operational partners to proactively address challenges and escalate concerns through appropriate internal and external channels when necessary.
  • Review and validate the accuracy of monthly and quarterly financial statements at the property level against budgets or proformas.
  • Develop and execute annual operating and capital budgets.
  • Collaborate with the Compliance team to ensure adherence to regulatory requirements and deadlines across various governmental programs.
  • Maintain and manage partnership agreements, loan documents, regulatory agreements, and other property-related contracts.
  • Facilitate communication and manage inquiries from investors, lenders, government entities, and other stakeholders.
  • Assist the Construction Services and Acquisitions teams with coordination and communication as required.
  • Conduct regular physical inspections of each asset and analyze its competitive market position.

Qualifications:

  • Bachelor's degree in Business, Finance, Real Estate, or a related field is required.
  • 3-5 years of experience in real estate asset management and finance.
  • Operational expertise in financial reporting and managing equity investments within the affordable housing sector.
  • Strong analytical capabilities, with the proficiency to assess complex data and propose actionable solutions.
  • Excellent communication and presentation skills, capable of engaging effectively with a diverse range of partners, agencies, and third-party managers.
  • A proactive attitude, a strong desire for professional growth, and a proven track record of career advancement.
  • Exceptional organizational skills; ability to prioritize tasks, maintain focus, and communicate with clarity.
  • A sense of urgency and the ability to meet deadlines efficiently.
  • Proficiency in Microsoft Excel and Word is essential.
  • Willingness to travel as necessary.
