Key Responsibilities- Procurement Process Management: Conduct competitive bidding processes across all construction scopes, ensuring cost-effective solutions.
- Contract Administration: Award contracts through Purchase Orders to the most qualified vendors and suppliers.
- Negotiation and Cost Savings: Negotiate pricing with vendors and suppliers to secure favorable terms and maximize cost savings.
- Value Engineering: Identify and recommend Value Engineering opportunities to improve project efficiency and reduce costs without compromising quality.
- Proforma Updates: Regularly update proformas to reflect current market conditions, accounting for cost increases and decreases.
- Custom Pricing: Obtain custom pricing for specialty projects, high-end finishes, and bespoke materials, tailored to client needs.
- Collaboration and Communication: Work closely with project managers, architects, and other team members to achieve common goals of on-budget, on-time project completion while maintaining the highest quality of work.
- Experience: 2+ years of experience in construction purchasing, estimating, or a related role, preferably in high-end residential construction.
- Negotiation Skills: Strong negotiation skills with an ability to build and maintain relationships with vendors and suppliers.
- Market Knowledge: Knowledge of market conditions and an ability to quickly adapt to cost fluctuations in the construction industry.
- Value Engineering Principles: Familiarity with Value Engineering principles and their application in high-end residential projects.
- Organizational Skills: Excellent organizational skills and attention to detail.
- Communication and Collaboration: Strong communication and collaboration skills, with the ability to work effectively within a team.
- Project Management: Ability to manage multiple bids and projects simultaneously while adhering to strict deadlines.
- Technical Skills: Proficiency in construction software and Microsoft Office Suite.
