**Responsibilities and Requirements**

  • Maintains and supports subcontractors in the performance of maintenance on all primary and secondary HVAC systems. Must have technical knowledge of operate, maintain, and perform proactive, reactive, and preventive maintenance of commercial and industrial Building Automation System (BAS), 200+ tons Centrifugal Chillers, Air Cooled Chillers, Cooling Towers, Air Handling Units, DX units, Pumps, Variable Air Volume, Reheats, Fan Coil Unit, Low Pressure Steam, Steam Traps, Heat Exchangers, Chemical Treatment, Controls and other building mechanical equipment. Performs periodic tours, recording required data in operating logs.
  • Five years (within the past seven years) experience of HVAC/Engineering experience in O&M/Facilities Management of buildings with equipment of the approximate size, complexity, and other characteristics of the equipment to be operated and maintained. One building, approx. one (1) million square feet.
  • Must be able to independently determine appropriate work methods per applicable codes and craft techniques necessary to accomplish work assignments and be capable of performing a variety of HVAC/Engineer services.
  • Knowledgeable in sizing area for proper size BTU's for heating and cooling.
  • Proficient in brazing and soldering techniques.
  • Five years of experience supervising trades staff.
