Position OverviewCOLONIAL PINES
The Maintenance/Service Technician plays a crucial role by reporting directly to the Maintenance Superintendent, tasked with executing make-ready repairs on all vacant units before new residents move in.
Key Responsibilities
- Conduct timely repairs on make-ready units.
- Participate in a 24-hour on-call rotation as scheduled by the Maintenance Superintendent, responding promptly to on-call notifications.
- Provide assistance to the Maintenance Superintendent or Housekeeper as needed.
- Support Grounds personnel with unit cleanouts when required.
- Aid the Maintenance Superintendent in managing inventory and utilizing maintenance supplies effectively.
- Inspect the property for potential improvements and repairs, discussing findings with the Maintenance Superintendent.
- Address work order requests as necessary.
- Collaborate with the Maintenance Superintendent on maintenance requests.
- Ensure the grounds are consistently free of litter.
- Operate and perform routine maintenance on all equipment as scheduled.
- Be knowledgeable about the locations of gas and water meter emergency cut-offs, as well as apartment and fixture cut-offs and sewer clean-outs.
- Paint interior and exterior surfaces as required.
- Maintain a professional appearance in uniform and exhibit a positive attitude at all times.
- Prioritize personal hygiene and cleanliness while on duty.
- Recognize the significance of a positive attitude and teamwork, fostering good relationships with colleagues.
- Be flexible and willing to assist at other sites when necessary, including potential transfers to different properties.
- Support the Property Manager or other staff members upon request.
- Approach work orders with a mindset geared towards same-day completion.
- Review work orders daily with the Maintenance Superintendent.
- Perform additional duties as assigned by the Property Manager or Maintenance Superintendent.
- Adhere to the policies outlined in the Employee Handbook.
- Ensure the Maintenance shop is kept clean and organized at all times.
- Be readily available in the event of snow removal needs.
- Follow the Maintenance General Operating Policies.
- Participate in after-hours on-call duties on a rotating basis.
- Reliable transportation is required.
- HVAC skills - CFC certification
- CPO certification is preferred
- Proficiency in plumbing, electrical, and carpentry skills
- Familiarity with SDS and OSHA regulations
- 608 Refrigerant Certification is preferred but not mandatory; training will be provided if necessary.
