Senior Service Supervisor Job Description

Position Overview:
As a Senior Service Supervisor at Link Apartments Montford in Charlotte, NC, you will be responsible for ensuring the maintenance of our living spaces, ensuring resident satisfaction, and overseeing the maintenance operations of multiple sites.

Key Responsibilities:

  • Maintenance Operations: Inspect and maintain all aspects of our property, including HVAC systems, plumbing, and electrical systems.
  • Team Leadership: Lead and guide a team of maintenance professionals, overseeing their work and ensuring quality standards are met.
  • Apartment Turnover: Ensure vacant apartments are made ready for new residents, including inspections, cleaning, and repairs.
  • Inventory Management: Manage inventory and supplies, ensuring everything is in stock and readily available.
  • Pool Maintenance: Maintain the pool area, ensuring it is safe and enjoyable for residents.
  • Safety and Security: Lead safety and security initiatives, adhering to all standards and protocols.
  • Scheduling and Coordination: Work with the Property Manager to coordinate schedules and assignments.
  • Team Development: Build and maintain a competent and cohesive maintenance team.
  • Financial Management: Manage budgets and expenditures, reporting any deviations to the Property Manager.
  • Resident Relations: Provide excellent customer service, ensuring residents feel heard and valued.

Requirements:

  • High school diploma or equivalent (GED)
  • At least five years of experience in maintenance operations
  • CPO certification required
  • CFC Type I & Type II certification required; CFC Universal certification preferred
  • Strong knowledge of heat pumps, HVAC, plumbing, and electrical systems, appliance repair, and carpentry
  • Pleasing personality and ability to work with residents
  • Experience with Yardi software systems, a plus
  • Good organizational and mechanical skills
  • Ability to maintain an inventory system

Physical Demands/Environmental Factors:

  • Ability to work evenings and weekends
  • Works in office setting, in residential buildings, and outdoors
  • Works under moderate supervision
  • Frequently moves about to coordinate work
  • Frequently walks, climbs stairs or ladders, bends, stoops, reaches, uses equipment with hands, pulls, and lifts up to 50 lb
  • Must have reliable transportation and a valid driver's license
  • Ability to drive a golf cart
