Assistant Manager for Affordable Housing

Tesoro Group is in search of a qualified Assistant Manager to support the operations of a property focused on affordable housing.

The ideal candidate should possess at least 1 year of experience in managing affordable housing properties, including full-cycle leasing and recertifications.

This position is contracted and may extend from 30 to 90 days, with the potential for a long-term or permanent role for the right individual.

The Assistant Manager will oversee 142 income-restricted units across 12 buildings, each 2-3 stories high.


Compensation:
$23-$26/hour based on qualifications

Work Schedule:
Monday – Friday, 8:30 AM – 5:00 PM, with occasional weekend availability during peak times.

The Assistant Manager will be responsible for the daily operations of the property, ensuring a financially sound, well-maintained, and community-oriented living environment.

This role also involves providing leadership and direction to the team.

Key Responsibilities:
Compliance:
Ensures adherence to state, federal, and local regulations.
Submits monthly reports as required by city regulations.
Stays updated on changes in fair housing laws.
Leadership:
Fosters and maintains professional relationships with residents, community members, and property owners.
Ensures high levels of customer service and positive interactions with residents and external organizations.

Conducts regular property inspections to ensure compliance with resident rules and to maintain cleanliness and order.

Collaborates with maintenance staff regarding ongoing maintenance issues and operational budgets.
Supervises, trains, and evaluates team members, including conducting annual performance reviews.
Financial Management:
Achieves company targets for occupancy rates, rent collections, and timely compliance documentation.
Operates within established budgetary guidelines.
Obtains bids and oversees capital projects or contracted services.
Assists in preparing the annual budget for the property.
Reviews and processes invoices for payment.
Monitors and assesses utility expenses.
Generates monthly reports on lease expirations and calculates rent adjustments.
Inputs all relevant data into YARDI.
Property Management:
Maintains an accurate waiting list and oversees the selection and screening of new residents.

Reports to upper management regarding staffing decisions and payroll authorizations.

Works diligently on the last and first days of each month to complete all responsibilities.
Leases units and implements effective marketing strategies.
Ensures compliance with corporate deadlines and guidelines.
Implements site improvements as outlined in budget plans.
Manages the procurement of janitorial, maintenance, and office supplies.
Keeps management informed on operational and financial matters.
Implements a comprehensive marketing strategy to meet vacancy targets.
Conducts apartment showings.
Prepares monthly newsletters for residents.
Organizes resident engagement activities.
Coordinates model apartment setups.
Facilitates regular community safety meetings.

Qualifications:
Minimum of 1 year of experience in affordable property management, including leasing and recertifications.
Familiarity with government subsidy programs.
Proficient in Microsoft Office Suite, including Outlook and Excel.
Experience with Yardi software is mandatory.
Must successfully pass a background check prior to employment.
