A prominent real estate investment firm, managing a substantial portfolio of commercial properties and ongoing developments, is seeking a seasoned Owner's Representative to oversee capital enhancement initiatives, with a primary focus on hotel development projects.

In this capacity, the Owner's Representative will be responsible for leading all phases of construction, ensuring that projects are executed efficiently, within budgetary constraints, and meet the highest quality standards. The role encompasses asset renovation, preservation, and maintenance, while adhering to company policies and brand requirements.

Key Responsibilities:

  • Project Management: Conduct weekly reviews of construction projects to ensure alignment with client expectations and contractual commitments.
  • Progress Tracking: Monitor daily operations and compile internal and external progress reports.
  • Subcontractor Relations: Establish and nurture relationships with various subcontractors for diverse scopes of work.
  • Financial Oversight: Grasp construction accounting principles. Evaluate and compare costs across different options.
  • Safety Standards: Guarantee compliance with safety regulations, including OSHA and local codes.
  • Cost Efficiency: Identify opportunities for energy savings, cost reductions, and available incentives.
  • Proactive Problem Solving: Anticipate potential issues and develop strategies to mitigate them.
  • Contract Management: Solicit and assess multiple bids for capital improvement projects. Negotiate contracts and secure necessary permits.
  • Project Quality Assurance: Oversee capital projects and ensure quality standards are upheld by the on-site maintenance team.
  • Team Collaboration: Coordinate with architects, engineers, general contractors, and subcontractors for various capital initiatives.
  • Vendor Oversight: Supervise vendors and contractors to ensure adherence to quality and compliance standards.
  • Documentation: Maintain accurate records, track expenditures, and generate reports; manage brand and ownership approvals for capital enhancements, and ensure all paperwork is submitted and tracked for available incentives.

Qualifications:

  • Minimum of 5 years of experience in construction management. Experience in hotel and brand management is advantageous.
  • Bachelor's degree in construction management, architecture, engineering, or a related discipline is preferred.
  • Comprehensive understanding of construction management processes, techniques, and methodologies.
  • Strong project management capabilities.
  • Proficient in computer applications, particularly Excel and MS Word, including contract drafting and management.
  • Knowledge of cost-benefit analysis is essential.
